So I emailed my solicitor and she has emailed the buyers to ask for exchange this week prior to completion on Monday. She did not receive a reply which is absolutely typical of that solicitor who has been an absolute sloth throughout this whole process. Day 1 of this weeks waiting. 4 to go. Will we exchange before the weekend?! Place your bets 🤦♀️ironlady2022 said:

@trakky14 yep using PB for sale. We haven’t moved for 19 years and had limited experience so thought it sounded fine for online adverts etc!! I probably wouldn’t use them again (although I never want to move again!) because the post sales support is non existent. Fortunately we have been able to communicate with our buyers through the app so keeping each other updated re: solicitor progress etctrakky14 said:

We instructed separate solicitors for our purchase (because of the reviews) and went with a local firm recommended to us!! I will keep chasing them
We used PB for the purchase of our current house 3yrs ago and they were beyond useless but thankfully we communicated directly with our sellers not PB...I'd never recommend them as a buyer or a seller!0 -

great news about your completion date - in all honesty I’d probably push for an earlier exchange date. I know you can exchange abs complete on the same day but that sounds very stressful!!

I’ve done just that. It’s an empty property sale only so no removals involved so it can exchange and complete same day without too much stress but I’m scared it will fall through so I would prefer to exchange first .RM_2013 said:@mrsmagpie80

I feel the need to vent.Solicitors dealing with sale seem to not know what they are doing as I’ve been asked for a reply to enquiries I had answered over 2 weeks ago, then I was fobbed off with a reply that they were further enquiries to the original ones and then finally an email from the solicitor stating that we need an indemnity policy as we have no fensa certificates for windows and doors.Not sure why this wasn’t actioned sooner and now I’m wondering how long this is going to take.

We (naively) are using PB for our sale and tied into using their conveyencing services - I have to say that they were fairly pro active and sent us the forms for sale even before we had officially sold so that part wasn’t delayed although we have had a few hiccups along the way.Ayla172 said:Our sellers are using PBs recommended conveyancers and we are now 1 month since offer accepted with not even a draft contract pack from them to get the process started. Don't want to be pushy but at the same time feel like a month is pushing patience...
we are in direct contact with our buyers through the PB app and we’ve been able to keep each other updated on all the steps. I would definitely message the vendor - they may not even be aware that the solicitor hasn’t sent you anything - hope things start moving for you soon1 -

It's just us and sellers so no chain. I think it's just what happens when you have two sets of solicitors who have a differing opinion on what a 'thorough job' is.RM_2013 said:
