    We had 2 sets of solicitors involved in our sale because our buyers lender ended up with thier own solicitors enquiries...it massively slowed everything down! We had 4 weeks of waiting for the second set of solicitors enquiries to be satisfied...it was painful! We finally exchanged and complete this Friday (assuming no more hiccups!). 

    We used PB for the purchase of our current house 3yrs ago and they were beyond useless but thankfully we communicated directly with our sellers not PB...I'd never recommend them as a buyer or a seller!

    Just had an email to say the last of our searches are all back and clear with no issues.

    Also to say that we cocked up on the mortgage deed form so they’re sending another - teaches me for rushing to get our witness to sign!

  • Update. Solicitor has just emailed me to say the buyer is happy to proceed and set a completion date of 31st October. Nail biting time now as I wait for them to say they have exchanged. He needs to drop the signed paperwork off at the solicitors apparently. Fingers crossed I’m nearly there! 🤞🤞
    Advice please. Do I now push for exchange to happen asap or assume it will be exchange and complete on the 31st? Feel like I’ve been constantly badgering my solicitor the last few weeks!

    Don't assume anything, better to do it separate if you can as exchange could happen late on the day.

  • Exchange might happen this week. Vendor has finally confirmed a completion date (in December) and both our solicitors are fine with the completion date. We have been pushing for a completion date since mid September, and the only thing stopping us to exchange was the lack of a completion date. I’m so tired of this whole thing, certainly I feel like this purchase (chain-free, cash purchase) is less stressful but more frustrating than our sale (4 in a chain) a few months ago.
     
    Now I just don’t feel any excitement about the house, which is quite sad but I guess also normal, especially when it’s not a forever home and there’s work that we don’t yet have the money to do. I wish I could be more happy about it..

    Our sellers are using PBs recommended conveyancers and we are now 1 month since offer accepted with not even a draft contract pack from them to get the process started. I do have a way to contact the vendor through PB, is it time to send them a message as they may not know the solicitors haven't responded to the attempts on our side? 
    Don't want to be pushy but at the same time feel like a month is pushing patience...

    I think that’s how it gets you when it’s drawn out. I’m selling only and when it first sold stc I was so excited as it meant clearing my debts and stabilising my finances but because it’s dragged on I’m now just not excited by it at all ☹️
