    Then this morning the buyer's solicitor says they are ready again, both the buyer and I gave our verbal authority once again, but my solicitor hasn't been able to reach the buyers' solicitor for 3 hours now to actually exchange contracts..... I am sure they are just busy but the waiting is unbearable, I couldn't take this being pushed another day!
    Just been informed by my solicitor, that the buyer's solicitor is awaiting confirmation from the lender that they will be happy to release funds for completion in seven days.... and they can't exchange until that happens, so more waiting it seems.
    Thats what happened to us, we had to wait 4 days for confirmation. Agonising

    Our searches are back today for our purchase and all good and solicitor happy with them all.  Enquiries next so I’ve asked the solicitor to give us an idea of new steps and timescales as buyers have had all their searches and enquiries back so we hope that we can start talking dates soon fingers crossed

    AHH! 

    This has been a rollercoaster but I THINK we have exchanged!

    Timeline: 

    December 2021: booked viewing for house but it got cancelled as house was sold 
    End January 2022: House back on the market! booked to view next day. Offer accepted! (4 party completed chain) 
    Feb 2022: Mortgage offer received and confirmed 
    March: Our Seller's seller's house falls through! they start looking for a new one 
    April 2022: All surveys done and ready to go! 
    ... lots of painful waiting... 
    End of July 2022: Our seller's find a new house with chain completed (their seller's buying a no chain property) so 3 people in chain! All keen to move ASAP! 
    End of August : Our offer expires :( 
    beginning of September: New offer! crap rates! grr! 
    10th September: everyone is ready to exchange... we want to complete by 17/10 as that is when our tenancy ends.. provisionally told it should be ready by then 
    ... lots of waiting... 
    3/10/22: sellers tell us 17th isn't possible for their seller's but 24th works- we confirm with them that is OK. Plan to move in with partner's parents for a week
    MEANWHILE: Our solicitors are trying to contact seller's solicitors with little luck! They haven't been told anything about this date 
    11/10/22: we ask our solicitor if funds should be requested as that is what our seller's have done (first time buyers and everyone's advise is to 'sit tight and wait as solicitors will be dealing with it' ) - they are confused about this 24th date and where it has come from. 
    12/10/22: Our sellers speak to their solicitors- they had forgotten our seller's were also selling a house and not just buying! so hadn't been keeping our solicitors in the loop! Grr! 
    13/10/22: Our solicitors get on it- funds requested and deposit/ fees paid! finally the end is in sight! 
    13/10/22: Our solicitors first attempt at exchanging contracts- no reply from seller's solicitors
    14/10/22: Second attempt at exchange.. no response again 
    .. stressful weekend moving stuff out of flat into storage and move in to partner's parents) 
    17/10/22: third attempt at exchange.. again no response- our sellers are very annoyed with their solicitors at this point 
    18/10/22: FOURTH attempt- our seller's just messaged saying 'yay we have exchanged!' - haven't officially heard from our solicitors yet but will give them a call soon if I don't hear.. 

    so maybe finally exchanged ? who knows! I do know however that i am NEVER doing this again!!! 

    HOPEFULLY will be moving on Monday! AHH!

    I am really hoping so.   Solicitor said she can’t suggest dates yet as depends how long it takes for vendors solicitors to respond to enquiries but in the meantime they will report to us on mortgage offer and arrange for signing of mortgage deeds.  Once they are satisfied with the responses to enquiries they will ask for our preferred completion dates - praying that everything progresses quickly and that seller doesn’t do a u turn and decide he isn’t willing to move in with family after all

    Excited doesn’t quite cut it!
    Solicitor has requested our mortgage advance for next Friday, both us and seller are happy to complete next Friday - due to exchange this Friday when our solicitor is back from annual leave.
    Last Friday didn’t happen.. but we’ve exchanged today!! Completion set for Friday🎉

    I am one enquiry away from arranging exchange. As a naturally anxious person this has been one of the most stressful few months ever. My timeline so far:

    Offer accepted 4th July
    Mortgage submitted 6th July
    Chose solicitor through estate agent on 6th July
    Searches instructed w/c 11th July
    Mortgage offer 28th July 
    Searches received and enquiries sent to seller sols 11th August
    Since then we have been stuck on enquiries and have one left that could majorly impact the sale (to do with the rent charge with mgmt company) 

    Pulling hair out as tenancy ends in a month and using 5% deposit means this is our only shot for a while!
