    We are just waiting on our searches now. Out of interest, do solicitors usually wait until the sellers paperwork has been received before requesting them? 

    Our did but I didn’t think about it at the time. The seller took ages (well ate last 2 weeks longer than us) to do the paperwork and then if got stuck in the postal strict…
    We are at a similar timescale to you. We are currently waiting on 1 final local search to come back (due around 21st) and then they will raise enquiries but yes they searches were ordered once they had received the draft contract pack from the vendors solicitors 

    Our sale is slightly ahead as they’ve had the searches done and enquiries raised already but we sent our paperwork back quickly and think our vendor delayed things by a couple of weeks

    Yip, finally exchanged yesterday and can't let myself get excited for even one minute until we get those keys. So worried that something might go wrong, so much more to lose but rare thankfully.

    When do you complete?
    You’re on the home stretch now.  There’s a much lower risk of things going wrong without big cost implications - how long until you complete?

  • Been calling estate agent everyday and made them call vendor & vendor’s solicitor (they put me on hold while calling) everyday. For the last three weeks. Just so we can get a completion date to exchange!! Vendor seemed clueless and thought he can just change the completion date after exchange easily so he didn’t understand why everyone was chasing him for a completion date. He’s retiring and moving back abroad, he requested a 2 month gap between exchange and completion, and he needs his movers to confirm the date.

    Now I understand it’s probably more complicated to book movers to move abroad but we have been extremely patient and flexible. He told estate agent today that he has been trying to book all the things and he will let us know as soon as he has a date confirmed, but he can’t tell us when. He also said on the phone with the estate agent that he’s booking to move in December. There doesn’t seem to be much else I can do at this point. We are going away for a 5 day trip so I might just wait until we get back before calling estate agent again, if we still haven’t exchanged at that point. I’ve sorted out all the paperwork and deposit just in case we need to exchange while we are away.

    Our Journey so far. FTB's and certainly understand why people don't enjoy the process. The main issue for us is the lack of update and response from solicitors. Have to trust work is being done.

    *Was mulling over this after home buyer report. Expect it all to be carried out and report returned within 7 days, hopefully no issues.

    Enquiries raised 3 months ago and still trying to get them satisfied... utterly ridiculous 
  • Hello everyone, we've finally had the written mortgage offer today, and our searches are due back around the 8th November (estimate) with a homebuyers survey scheduled for the 24th October. Fingers crossed it all goes to plan. It seems like it's been a really hard slog just to get to this point.

    We're currently renting and buying an unoccupied house, so I'm hoping this makes things much easier and quicker.

    Thank you! Thankfully not an overly long wait, we should complete on the 19th October. Eek!

    Had our TA6 through and under the part where it says about disputes etc it’s ticked yes and says this:

    Noise nuisance complaint to *our local* Council
    About: *house we are buying*
    From: 'a member of the public' 
    Date: 8 October 2019
    Action: not pursued


    Now this was 3 years ago but I’m obviously now worried there’s either an issue I don’t know about or a petty neighbour that is going to hate the fact we have 2 dogs! The solicitor has already emailed me saying she’s raised it as one of the enquiries to ask if we can have more info on the nature of it.

    Seems odd as the couple we are buying from are a young professional couple with no children or pets. Just hope it’s nothing major.
    I’m the exact same as you. I seem to get over one hurdle then find something else to worry about.

    i wouldn’t worry about the dispute disclosed on the paperwork it’s it’s dated back to 2019 and no further action taken.  Maybe they had a party one night and it annoyed the neighbors 🤣
    This is what I’m hoping, I just worry about everything and the thought of there being a nightmare neighbour coupled with the fact we have two dogs is playing on my mind 😂 though I’m sure if it was a horrible neighbour there would be more than one report!

    Hopefully our solicitor can get some more details from them as they had already added it as one of the enquiries I saw they’d sent so that’s good!
