    There wasn’t anything major, just requesting this years boiler service, confirming that the sellers partner who lives there will be signing the contract and asking the nature of a 2019 noise complaint.

    Hopefully we’ll hear soon, am I right in thinking once her enquiries are satisfied we’re then on to agreeing an exchange date?

    I think we are at a similar stage to you.  Our buyers enquiries are all done as far as I know but we’ve only just had our searches for our purchase back so now waiting on enquiries raised.  We have raised 2 queries, 1 asking about boiler service and the other about the leasehold garage and whether any restrictions on its use.  Not sure how many enquiries our solicitors is raising from  the contract and searches.

    let’s hope we all get some ideas of exchange soon - my solicitor did say depending on the number of enquiries and speed of replies completion before Christmas is possible

    Should've had an inkling last week when my solicitor was chasing for enquiries that hadn't been answered since 30th September.
    So unbelievably upset and disappointed.
    So I had an offer accepted for exactly the same mortgage amount yesterday! What a whirlwind of a 24 hours!
    So my mortgage broker is going to resubmit the mortgage application today and solicitor will get the ball rolling.

    It seems that way!

    Our mortgage deeds have come in the post today so we need to get those witnessed and back in the post ASAP, spoke to our solicitor who said she’s currently waiting for the response to the enquiries before moving on.

    We are still waiting on mortgage deeds and got a bit annoyed to get an email from solicitors dealing with our house sale today asking for 2 enquiries that I’d already answered along with the original set of enquiries.
    Have a feeling there is going to be some hold ups now

    08/06/2022 - Seller has cleared the freehold (did not expect it to be this quick)

    Honestly when I was told they would have to buy the freehold I thought it would take 6 months+.
    That I would have to reapply for a mortgage (offer expires in October) and suffer the increased interest rates.
    Sadly I know I can't sleep easy until I have the keys in my hand.

    Exchange set for 24/10 and completion for 27/10

    Yep it took over 4 months to sort out the enquires. Some of the most stressful months of my life.

    I'll start with Natwest and extending our mortgage offer:
    With my mortgage expiring on 14th October I looked to extend it as soon as possible. Called to extend when only 1 month remained, told it would be a few days. Called again the next week and send some payslips over, told it would be 4 days from then. Called 5 days later and told it will be "raised". Called a few days later and told I needed to email declaring that my financial status hasn't changed!?
    Despite calling several times I was never told I would need to do this or where to send this. Thankfully I did get it extended and I should get to keep my original rate.

    The enquires was a horrible bag of slow solicitors. I've had to put a formal complaint towards our solicitor for lack of communication, I couldn't contact them for days.
    The seller's solicitor taking months at a time while not answering very basic questions.
    It got to the point where I was calling the estate agent and our solicitor at least once a week to make sure they were doing their jobs.

    Hopefully it will be over by next week and I can finally relax.

    @AJ1666 glad to hear you’ve got completion date sorted! That sounds a real slog! I’m at the enquiries stage now and really worried that solicitors will slow everything down!

    @RM_2013 Hope your solicitors are one of the good ones, I only get any response from mine when I hassle them, pretty much useless otherwise.

    We will hopefully get our dates this week, will be pushing hard to this done!

    @dstrevens unfortunately we were tied in to PB conveyencers for the sale and our buyers are also using their conveyencers and both have awful reviews.  Although I have to say so far communication has been ok but I’ve emailed them today to ask where things are.
    We instructed separate solicitors for our purchase (because of the reviews) and went with a local firm recommended to us!! I will keep chasing them

    I wish we had instructed separate solicitors for our purchase but who knows we could have ended up with a double nightmare and 2 to chase rather than just 1!
