SlinkyWeevil said:We are FTB on a no chain purchase; we’re buying our rental house, but it will be 8 weeks on Monday since offer accepted and we still have no draft contracts. We’ve been chasing weekly and were told last week by EA we could expect draft contracts early this week. Of course, nothing has been sent.Emailed the EA today and told them we need a firm assurance that the vendor is still wanting to sell quickly, as we were told initially, and to make our disappointment known in writing. Their solicitors seem wildly unprofessional; they told ours today on the phone that people have been on holiday which is why nothing has been actioned (for 8 weeks? I think not), and the EA herself emailed me at the start of the process and told me they were “known for not handing over paperwork”.Since the offer was accepted, we’ve received our mortgage offer and had a survey done on the house, filled out and supplied all the relevant paperwork immediately, and just feeling now like vendors and/or their solicitors are completely taking the mick.
As far as I see it, our options are put up and shut up or find somewhere else0 -

As far as I see it, our options are put up and shut up or find somewhere elseI’m convinced my ‘conveyancing executive’ pretended they couldn’t hear me when they answered the phone today. The whole process of buying has been the most frustrating experience ever. Our background…
We sold and moved into temp accommodation back in March as the property we found was projected to complete a few months later so we committed to move out for our buyers. We sold in 9 weeks, I had the loveliest solicitor.Fast forward to now… 20 weeks into our purchase and it’s like pulling teeth…. The solicitors we were recommended for the sale are absolutely dreadful. Oh how I wish I had gone with my gut instinct and used the sale solicitors but no I was just excited to have an offer accepted in a beautiful home I stupidly agreed to hide the EA sols grrrrr
We are meant to complete on 8th but haven’t even exchanged yet and now the sols have gone v.quiet.
My questions to you knowledgeable folk are… How far in advance do the solicitors request the mortgage funds from the bank? I’m wondering at what point will I know the 8th is unobtainable.Good luck to everyone else eager to exchange/complete xDebt Free July 2021 £20k paid off
Operation house move 20220 -
Exchange being attempted now in a chain of 3, I’m in the middle and have just given authority to exchange. Completion agreed for Friday 8th and mortgage provider confirmed funds will be with solicitor on 7th.It’s a bit late in the day, hoping the solicitors at the top of the change are still available and this will go through. If not they will try again Monday but my solicitor charges £100 per transaction if less than a week between exchange and completion. I will pay it though as have got everything geared up to moving next Friday.2

Bit disappointed that while we're only 4 weeks into the process, our solicitors now basically holding up the process by not raising the enquiries quickly. Everything else is ready and we're chain free purchase.I was freting that I may have annoyed our solicitors that they might go a bit slower. But we chose these solicitors as they were great on our sale last year.Despite not being able to give a proper timeline when I asked on Friday 24 June (their best guess was around 2 weeks), in the end our solicitors got their reports and enquiries out on Thursday 30 June so just under a week!Really pleased as that was the main blocker to moving relatively quickly. Contracts have been sent out in the post so I'm now hopefully by the end of this coming week, we may be able to agree exchange/completion dates and in July. The end finally feels in sight. We've been living with family for almost 9 months now and really need our own space!

Chloe010 said:We’re back on track and the chain is waiting for us now (despite upward and downward chain dragging their heels for 10 weeks, they’re now chasing us daily). Our conveyancer has found an issue which needs declaring to the lender (NatWest) for valuation consideration and approval. Does anyone know how long this takes? Our mortgage offer was issued in less than a week back in April but I’m not sure if we’re looking at weeks or days of delay!0
