Selling my house to my son and buying somewhere else myself. Its taken 4 months to get here from offer accepted on the house I am buying but....
Plan is to exchange tomorrow, all paperwork and deposits with relevant solicitors. Completion agreed for next Friday 8th July. Fingers crossed.1 -

Everything seems to have come to a stop now with no movement from the sellers solicitors, despite them wanting a quick sale. Wish me luck!1 -
I signed up today, thinking I'd finally nibble the bullet and post on this thread... and as if by magic our solicitor saying we're ready for exchange (or at least ready to get ready for it!). Will have to double check where the others in our small chain are ... and then on to the panic of understanding all the late-stage paperwork and hoping we haven't missed anything!
Phew!
I'm really looking forward to having a date, and then getting my brain back. I don't know what will fill the gap left behind by all these house wibbles/worries. What a process!2 -
Finally in. 15 months in the making
Fridge doesn't fit mind, see tomorrow if I can nip 6cm off the block that's stopping it fitting. Why did I buy a 7ft tall fridge, other than opulence, twit.
What an upgrade though, 1 bed 400sqft to 3 bed 1000sqft and a garden. Finally got my weber barbecue I got for my 30th last June, ready to use.
So much to do, the end is in sight! It is good.10 -

Sold our home (took 16 days) 28/4
Buyer sold their home 9/5
Appointed solicitor 10/05
House valuation 12/05
Mortgage agreed 13/05
Survey on our home 20/05
Survey on house we are buying 25/05
Enquiries received 1/6
Sent back enquiries 2/6
Signed contracts 10/7 (selling) and 17/7 (buying)
We have 4 in our chain
1. House we are buying is empty as was rented
2. Our home- we are using mortgage to buy (has been granted)
3. Cash buyers on our home
4. Cash buy to let buying our buyers home
Now been waiting-
We think its been our buyers buyer that may have been a bit slow. We have been eager to move asap. I can't fault our solicitors though as they have been absolutely amazing!
Checked the update just now and it says 'ready for exchange' on our selling- which is behind our buying as such so I think we are in a position to exchange! I am going to email the solicitors tomorrow to say I have noticed this update. It all depends what the first process in the chain is doing!
The solicitors tried to push for an exchange date of today a couple of weeks back but there was confusion at the bottom of the chain about enquiries.
I just hate the waiting! xx

We continue to just wait on a Deed of Covenant from the HA solicitors for our sale as far as I'm aware, with everything else now in place supposedly. The developer's for our onward purchase (new build - ready to move into) becoming increasingly agitated and saying that they need clear evidence of progress in order to not pull out. Given that everything else is in place surely they wouldn't do that at this stage!? The situation is just aggravated by our conveyancer who fails to respond to the developer's emails and, when they finally do, provide the most brief, unhelpful responses going.
So we're stuck in limbo really, we could be moving next week, next month or not at all at this rate!0 -
Buyer, cash buyer, no chain currently renting, moving into a house with seller buying end of chain.
30/4/22 Offer made4/5/22 Offer accepted! Memorandum of sale received. Solicitor instructed.
Silence. Turns out vendor is using the estate agent ‘recommended’ solicitors and we should have received paperwork 😐 Speak with agent who helps convince them to change solicitors to a local firm. Vendor out looking at houses but apparently also happy to move in with family.
10/6/22 Contract pack received. Despite the viewing and the ad including a garden sauna, they are wanting and extra £3k for the wood burner in it 😐 They want to complete by September and have a two week holiday in August. They tick the forms to confirm they are actually chain free.
13/6/22 Sellers offer accepted on new property. Agents say this is end of chain. Solicitors asked to confirm.

24/6/22 Solicitors respond to say they believe the vendors will be linking the two sales so will be in a chain.30/6/22 Sellers solicitors respond but still unable to confirm the chain is now complete. Our searches also booked. A couple of enquiries raised re electrical certificate and garden office, no response to these either.29/6/22 Survey back. Valuation is £25k under the asking price. Building work identified around £10k.30/6/22 Agents say this is happening a lot (clearly aware they are overvaluing) and vendors wish to see whether they get downvalued in their onward purchase. Vendors are ‘maxed out’ and so agent said it’s unlikely they will accept 🤨
30/6/22 Emailed agents to say I’m halting progress until sellers are in a position to confirm / decline acceptance of our revised offer. Their valuation is 11th July.0 -
We're still waiting to exchange - i'm hoping it's today! We've all agreed on Monday as a completion day - from the last contact from my solicitor they were waiting to hear from others in the chain - fingers crossed!0

Afternoon all.
I’ve not posted for a while but have been watching everyone’s progress with interest. My offer was accepted on a no chain property on 16th March. I’m now nervously waiting to hear if I’ve exchanged so I can give my rental notice in. Due to complete Thursday 7th July.
