We've not completed yet because the removal men couldn't get the 3 piece suite out of the door (who knew, it was there when we bought it!) DH rang the EA to ask if buyer wanted a free one/to leave some money for a house clearance. Buyer having none of it and won't release monies until he has checked the property himself to make sure offending seating is gone. Arkward to the last that one!
DH stayed to sort out that farce, waved off two lorries of our stuff. I'm taking the train to pick up new keys and placate our vendor who'll be twitchy by now I'll bet.

Mutley74, I transferred the address of my existing insurance, B+C to my new address from exchange. I paid the difference in the annual premium as a one off. There is a special condition on the premium that both addresses between exchange and completion are covered. My old address will drop off the policy tomorrow when I complete. There was no additional charge for this

You could buy buildings and if you complete within 14 days of buying it cancel then buy B&C together.
Or you can do what I have done and just buy both and write off the small amount of money on when your contents aren't in the property.
(I haven't even exchanged yet but my mortgage company are a pain in the !!!! and need to see it before exchange - if I don't get in before Christmas I'll just cancel it and get a full refund)0 -
So we have potentially been given a date to move just before xmas! pending checking the chain and getting everyone to agree. Weirdly I'm feeling quite sad now as we are moving away from family, so I won't spend as much time with them. It's such an emotional rollercoster moving!0

after the little panic attack last night with the boiler issue, I got a couple of informal quotes and booked in two engineers to view the beast with me on saturday. So far it looks like I might get away with 2k tops (including fixing a small leak in the bathroom), so not super bad.
Nice people of the forum, do you think I have any ground to ask for the vendor to reduce the price by say 1k? To account for the unforeseen expenses? I am a bit doubtful about it, cause I traced down an email in which the EA actually stated the boiler was that old (ok, he said as old as the property, and at that time I didn't know the age of the property, but I guess the onus was on me to check)GC £~~/3000 -

I'd say no if you were my buyer. I always check the boiler on any property I view. Chalk it down to experience.0 -

On our survey it came back that there was damage to the roof due to ivy the vendor hadn't looked after, and that the roof of the garage was dangerous and required immediate attention. As a FTB too, we really dont have the funds to just sort these, so asked for a 5K reduction, and we got it "as a gesture of goodwill" but we had gone in at asking originally.
personally, i think its harsh for the vendor to expect the buyer to stump up to pay for things they didnt sort before selling, but only if they havent reduced the cost accordingly already.0 -

Less than 1 week in and i'm amazed how quickly everything is moving. Perhaps it'll slow down now.
Since i last posted we settled on a mortgage, paid all the fees for the searches with the solisitors, had the valuation & home buyers survey done.
Should get the report later this week then presumably the decision on the mortgage application at some point after that
I've got to request a SDLT1 form, ready for when that'll need sending off, because the solicitor wanted £150 to do it :eek: I might ring around to see how much other solicitors change for helping with it if i think it's too complicated to do myself.*Assuming you're in England or Wales.0 -

Flutterbat, if you want to wait til after Christmas now then say so! It's really quite close to be moving now when you thought you weren't.
Aliliva, I'd say no if you asked for a reduction on the basis of an old boiler too I'm afraid. Ours is 28 years old and still going - although doesn't have mod cons like timers or thermostatsI don't really think you've got any grounds for reduction, especially if it's actually currently working. Nothing to stop you trying I suppose - just don't expect them to say yes.
But it's a good idea to take your own heating engineer to check - we just did that with the house we're buying, where the heating seemed fine when we viewed, but was showing an error code when the surveyor went out. It's been empty for several months, and we won't move til probably end of Jan now so didn't want the heating to be off all that time. Fortunately our heating guy twiddled a couple of knobs and got it working again.
We half expected our buyers to demand money off given the condition of our 130 year old house. It's fine, we live in it without any problems, but like any old house there's a bit of damp, a few creaks, some sagging (and the ancient boiler and wiring system of course). However, we sold to some people with a similarly old house who recognised everything when they came and didn't even have a survey done (we'd priced accordingly but they offered us £15k over to take it off while they sold theirs...).
We had one done for the place we're buying, which came back with plenty of red warnings - but again we'd already identified boingy floors and woodworm and damp etc ourselves so didn't ask for any money off. That's partly about experience though and if it's your first house you wouldn't necessarily know what to look for!
No news here so I'm having to resort to reading about everyone else's house moving woes! :rotfl:0
