    Hi everyone,

    It is with a huge amount of trepidation that I am posting again. For those of you who aren't aware, I accepted an offer on my property in May, I was hounded by the buyers to get out and had a job trying to find somewhere else to buy. Eventually had an offer accepted, all was going well, exchange due to take place on 16th Nov with completion the following day. On the morning of exchange I got an email (!!!!) off my EA to say my buyers had split up and were no longer buying my property. My vendor put the house I was buying back on the market. Awful. I was devastated and never cried so much about anything!

    I now have a cash buyer and we're due to complete on Friday. I also have a senior partner at the solicitors dealing with it now as I am convinced the "it'll be fine, you have nothing to worry about" attitude from the trainee solicitor who dealt with it last time played a big part in what happened.

    Wish me luck for Friday everyone please. Can't even bear thinking of it going wrong again. My life has been on hold for so long and I just want to get settled in our new home ready for Christmas.

    No, doubtful with Christmas around the corner, but as some people have said, it's just a standard thing they say with new builds. As long as we make decent progress in that time it should be OK. Just received a whole heap of forms from solicitor this morning, here comes the paperwork fun.

    So here's my rubbish update

    So apparently seller has only just got their enquiries back for their onward purchase, no-one now thinks exchange/completion will happen before xmas, my mortgage offer expires on the 4th Jan and apparently my company don't like to give out extensions. Oh and if we want to apply we have to wait until nearer the time - idiot person actually said to my broker that as they're open 27th / 28th he should apply just before then - so on Christmas day - it would be funny if it wasn't going to cost me so much if this falls through. I've also missed the time to give notice on my flat so if it does happen will have a two month overlap - but I have a contingency fund in case of problems so that's not the end of the world - it just adds to the aaarrrrgggg factor. This is why you wait until exchange before handing in your notice.

    Should a Christmas miracle occur I have transferred all the money to my sols and have my insurance in place. I've bought B&C as I can't be bothered trying to change later - though I do have 14 days to cancel should this not happen before Christmas. I did do the £1 transfer to my sol before sending the whole amount - I was going to do this anyway but the discussion about it reminded me - it's a very good idea for peace of mind.

    I'm feeling pretty down/stressed/annoyed at this - so today I am planning on focusing on Christmas - wrapping gifts, making mincemeat and cookies and watching Christmas films as I have the day off work.

  • I keep getting phone calls from the EA when they know i cant take them at work....
    It makes my anxiety sky rocket - paranoid maybe they're pulling out when were literally just about to exchange!

    Mortgage application made via the broker 02/11
    Mortgage valuation by nationwide 09/11
    Paid solicitor for first batch of searches 10/11
    Mortgage offer made by Nationwide 13/11 still waiting for details to arrive by post hoping they've valued it close to what I offered at
    Surveyors instructed for full buildings survey 14/11

    Now I've written it down seems like I've managed to sort quite a bit in the last 2 weeks but in reality there is so much more to come. Been looking into all the different insurances I'm going to need...thankfully working in the industry does mean I have a good idea of the sort of cover I'm looking for.

    Now trying to work out when I should start ringing the solicitors to nag them about progress!

    A little update on the timeline
    My full buildings survey came back around 10 days after the survey.
    Raised a couple of building regs issues which I instructed my solicitor to enquire with he vendor about. Vendor was quick to come back with replies to a couple of the enquires but not all of them.
    Still need to ascertain the actual boundaries of the property as the vendor didn't fill that part of the fixtures and fittings in!
    Had a call from the vendors estate agents to say the vendor would be signing contract with their solicitor today and would answer the remaining questions. The vendor is apparently hoping for completion before Xmas but that seems very soon to me seeing as we only really have 9 working days until xmas and if the building reg certificates aren't in place I won't be exchanging.
    I'm just unsure when to close my help to buy ISA as I don't want to leave it too late to miss out on the bonus but also no point closing it now if we're not going to complete until the new year!

    The boundaries of the property will be shown on the Land registry title plan, which your solicitor should have a copy of, it would not be part of the fixtures and fittings form completed by the vendor.

    Have you received the results of the local authority search yet? If building regs are in place for the items identified by your surveyor they will be mentioned in the search.

    Solicitor said they would come back to me today with the results of the searches so I suppose I will find out then.
