I need to get a mortgage application meeting in. Feeling excited but also terrified. Seems like such a monumental decision. What if we move in and then hate it for some reason?! I have been stalking the new house. There is a slightly yappy terrier living next door. Otherwise all looks lovely.

We've been stalking the house too - lost count of the amount of drive-bys we've done at various points in the day to make sure there's no issues before we're committed to exchange. Hopefully the neighbours aren't too curious about the black car that keeps driving past slowly

Monday of updates from me too: the lender came back with their valuation and they agree with the offer price! A couple of points on their report tell me they didn't even bother getting in the house or just look at its LR titles (say, the valuator stated the property was build in 2011 instead of 2004 and has shorter lease than it really has), but they're still keen on lending to me!
Too bad they want some additional form signed and they're sending it in the post...and no offer till they have it back signed! So here it goes another week of worrying from the mortgage front :(

The solicitor hasn't made any noise in the last few days, so I'm starting my daily stalking email: he better answers, cause I'm quite good at nagging and chasing and annoying! I'm not expecting any big deal from him, but it'd be nice to know at which point we are and if he has any query for the vendors (I have no clue what I'd ask them tbh, so I'm not prompting him with anything).

Xmas is coming closer and closer, and my hopes of exchanging before then are getting slimmer (while I put on weight cause I nervously eat all the Xmas cakes/chocolates/biscuits appearing in the office). My main worry is that a higher offer comes in over Xmas (even if the property is listed ad SSTC) and I have to start again...and this time I find myself homeless cause my current flatmate has replaced me :(

Is it the anti-impersonation form by any chance? I got that one

I doubt they'll accept another offer now, they know things are moving as you've had a valuation - they'd have to start from the beginning again now with a new buyer and that just adds more time to everything.

that very one! I still don't get why they need it, given all the paperwork I've already provided them and that if someone was impersonating me, they'd probably have rerouted my post too

Haha, that's exactly what I have been doing! I have timed the drive from the new house to the station (4 minutes exactly - I can't walk as no pavement or footpath, unless I walk through cow fields). I also timed the drive between the house and my husband's football club, as he was worried it would be too far (10 minutes exactly so I think he will manage fine!). I also tested out new dog walking areas. At the moment we don't need to put the dogs on leads as we walk out of our back garden straight into woods. When we move, we will have to pop them on a lead to cross the road and also to avoid livestock. I am worried about the proliferation of livestock in nearby fields because one of my dogs likes to chase.

I am certain the current owner has noticed me loitering. :)

  • Just had a note from vendor's EA - condition of her purchase to a new build is that we exchange within 28 days!

Ours was a joint purchase, but they only sent the form to me - I've been a customer of NatWest for over 20 years. The good news is, once they received that I had my offer within a couple of hours.

At least it shows you're not wasting her time and you really are interested in the house. That's my view. If you were going to pull out before exchange, you wouldn't be checking it out all the time.

That's pretty standard when buying a new build, rarely does it happen in 28 days, especially at this time of year. In my experience, as long as everyone is moving along ok and making some decent progress they don't get too worried about the 28day bit.

Thank you. That's what I'm hoping. The solicitor has already pointed out that everyone will be closed for a while during that time.

  • Vicki, don’t worry about the 28days, so long as they see progress it will be fine. We are buying a new build, and now on the 18th week (issues as we are the first house to be sold, All delay due to developer, appreciate this isn’t the norm). It’s nice that I get to relax over the weekend as know nothing happens, but on a Monday all the stress starts again having to call and chase everyone up, and checking emails for updates every 30 seconds. Hoping to have answers for all our quieries sent to our solicitor today and fingers and toes crossed for exchange and completion on Friday.
