    Congrats to all the exchanges.

    Update from our Solicitors is all searches back and just a couple or enquiries with the vendor. Once we have confirmation that the Tennant has moved out of the property (should be Monday) we can set dates for exchange and completion

    We have bought a new build (It's not even built yet!) and just started everything with the solicitors. All checks passed so far. Project manager thinks they are on schedule for March !

    Letter received from Solicitor today indicates following issues:
    1. Mining search - a claim within 50m of the property address.
    Is this something i need to be concerned about?

    2. Building Regulations Approval - previous vendors build an extended garage, porch, conservatory and WC. The approval only covers the garage and wc (although plans show the conservatory and porch).

    3. What is Covenant Consent? As I'm told this was never passed down when the house was sold previously.

    rung the ea agent to put my notice in and got a surprise dont have to pay a full months rent as were gonna be out by the middle of the month so only half a months rent to pay

    Mutly, you can get a further search that tells you exactly where it happened, what happened and when, but it all depends on what is around you. Our results came back saying there was a claim 0m from the property boundary, but that is because it is next to a golf course, and they cover a huge area of land, and the subsidence was actually around a mile away.

    We are hoping to exchange and complete tomorrow, providing our solicitor is happy with all of the enquiry results, only 1 week until our mortgage offer runs out, so getting very very nervous right now.

    Just coming back 2 weeks post completion, 1 week post move to say everything is falling into place, learning lots already - mainly who ALL the local tradesmen are. Our Xmas decs are up and it's starting to feel like home.

    For any other FTBs I can't tell you how brilliant it was to engage with our hopeless letting agency for the final time, they threw in some made up rules regarding the return of keys at last minute and I was all set to get angry then I realised I never have to deal with them ever again! Worth every penny

    archersluck - we can't wait to not have to deal with letting agents / landlords ever again. Our landlord has meant to have been fixing our back gate since we moved in, in April 2016 - it's now rotting in parts (wood). I know the expense will be all ours in the new house, but I can't wait to have the freedom to just fix all these problems ourselves, plus live in a house that isn't carpeted the same throughout because it was cheap!!

    Well it looks like I'm up the proverbial creek without a paddle.

    Turns out the house my vendors are buying is a probate sale, a fact that their vendors allegedly failed to mention - they also failed to mention that they actually haven't been granted probate yet. My mortgage company needs 5 days notice to release the funds and my offer expires on the 4th Jan - and they currently won't confirm that they will extend my offer. Even if they do extend who knows how long probate will take to sort out.

    It's looking very likely that I'll lose this house plus a huge chunk of money. I can't see my vendors being able to break the chain so close to Christmas and I doubt my mortgage company will keep extend my offer for long if at all (I'm on a specialist lender so not easy to get another one). I don't know if I can reapply - but I know probate can take ages so is there any point wasting yet more money.

    I'm so upset and have just been crying in the toilets at work, so embarrassing. it's all so stressful and to get so close and then be hit with a blow like this is just the last straw. Totally unexpected.
