    I'm trying not to have a freak out over here. I've got removals booked for tomorrow and the completion date has been agreed, but we're still not exchanged. My buyer's solicitors and my buyer are just awful. I've got visions in my head of packing up a lorry, stressing my cat out, clearing out, only for it to then fall through. It shouldn't be this hard in the days of conference calling!
    Kept calm and keep chasing . I feel like solicitors hold people to ransom . Conveyancing is  what they do  day in day out yet right up until the deadline / completion keeping people in the dark

    @babyblade41 thanks for the optimism 😬 we both work in education so have been pushing to move on the Friday as we are both back in work on the Monday for the start of term. Simultaneous exchange and completion became a lot more common because of covid.

    @KeepOnKnitting yes, thankfully we are hiring vans across the next 3 days so we can just keep loading and loading our cars at same time. We don't have any heavy wardrobes thankfully so I'm hoping between us we can manage the heavy stuff!

    We're in the same boat in our chain, completion date agreed for tomorrow removals booked but still havent exchanged!

    Sol tried their hardest yesterday with no reply from vendors sol, got in touch with vendor and apparently their sol said they were aiming for exchange today - so fingers crossed (again) 

    Super stressed on my sellers part as I know they've got removals booked! 
  • Well the snail mail still hasn't shown up! It seems the 29th is very unlikely now. So frustrated as our sellers can't move for the last 3 weeks in May so its looking like June! :(
  • Hi everyone - I am new to this just seeing everyone's thoughts.

    First of all there is no chain, I am a FTB and the house I am buying has been empty since 07/03/22.

    I had an offer accepted around 03/02/22 and all went to plan - arranged survey, solicitors viewings etc.

    Around 01/03/22 I was informed the seller had already signed the contract on their side and it was all down to our survey and searches to come back. 

    Around 24/03/22 the searches were back, and my solicitor emailed the sellers solicitor with a few queries, these were answered within 2 days, amazing. 

    Then this is where I get worried - the day after the answers were sent from the sellers solicitor, another email was sent by my solicitor with 2 more queries, very easy simple ones, no documents just yes or no questions. 

    It has now been around 2 and a half weeks and after 3 emails from my solicitor, one from my estate agent and one from my mortgage advisor there is still no answer. It's like we've been ghosted and I am so baffled, we were wanting the keys before May as we go away the second week of May and wanted to arrange the plastering, refurbs and flooring to be done whilst we were away. 

    I am now SO scared that the seller might last minute decide to terminate to sale, we have spent thousands on furniture, removal vans, solicitors, etc.

    Does anyone have any more suggestions that they can recommend? It's so frustrating.

    Totally feel your pain. We are hoping for news today - we’ll see!!

    Seller's solicitors finally got back in touch, they're still waiting for the sellers mortgage redemption certificate, without which none of us can do anything! - honestly i could scream, they shoudl have applied for this around 4 weeks ago! Really feeling like this will never happen now

    How long did your enquiries take? Ours were sent on the 8th and had nothing back yet. I’m so impatient!

    Still nothing - honestly I'm at a loss as to how a solicitor still cant be in posession of this document less than 24 hours before the completion date the chain is working towards. 

    Was told two weeks ago the chain were ready to exchange so i moved heaven and earth to get my deposit over and eveything signed. I've got time off worked and a van booked tomorrow as have the rest of the chain, really feel like just calling time on the whole thing now as I'm bored of being fobbed off and messed around.
