The conveyancer says there is one outstanding enquiry that she is waiting to get back from the sellers solicitor but it's been a few weeks waiting for that. It's just slow on both sides. Both conveyancers are too busy. I can never get through to mine and she takes ages responding to emails. I wanted to wait until we moved to start Christmas decorations but I have two children so there's only so long I can wait.MsACam said:

I've been for my visit to the house today. It went really well and I'm feeling excited about the house all over again! My vendor is lovely and is going to leave me some furniture to help tide me over while I'm having work done on the house (and some things that will keep me going for longer than that!) I'm really happy and can't wait to complete now.1

Good for you! It's so frustrating putting our lives on hold, especially when you have kids. I'd be joining you but my Christmas decs are all boxed up and in my parents garage loft, 200 miles away! Well turns out the ride wasn't over. EA got in touch a few days after saying that after discussing with the seller about how poorly they treated everyone the seller changed their mind and wanted to proceed. Cue the frantic and even more stressful few weeks sending back the mortgage funds and deposit only to immediately reapply for it all and numerous attempts to exchange, I'm pleased (and actually still can't believe it) we have officially exchanged today with completation set for next week. Unbelievable. I can honestly say the last 5 months have been horrible (actually been trying to buy our first house for almost 2 years now) and have bought a grown man to tears. But we have our first house. Never. Moving. Again.sacvwgolf said:

Delayed exchanging until they could confirm removals availablity. All confirmed and booked on Monday, gave authority and tried to exchange yesterday. Seller pulls out this morning. Heartbroken. No idea why they decided to wait until the very end. Stringed us along the whole way by dragging it out. Your timeline is very similar to mine, only our buyer pulled out at exchange end of October beginning November. I’m very envious that you have finally exchanged. We now have a new buyer so hoping we can exchange soon….Well turns out the ride wasn't over. 10-09-21 B#3’s buyer decided to apply for business mortgage!!
15-09-21 searches back, enquiries raised.
September and October nothing happens while we wait for B#3s buyers to get their business mortgage.
01-11-21 everyone ready to exchange. b#3 pulls out.
03-11-21 We find new buyers. FTBs so no chain! They appoint B#3’s solicitor and reuses all previous searches
15-11-21 B#4 has their mortgage offer and homebuyers survey undertaken on our house.1 -
So...I thought it was impossible for exchange to fail on a new build (already built), but here we are. Failed exchange on Friday and today.
100% down to 2 avoidable errors by my solicitor which she has apologised for.
Original plan, exchange on Friday 12th, complete on Nov 26th
New plan, exchange on Friday 19th, complete on Dec 3rd.

We were meant to exchange today and complete Friday, but due to "enquiries" which have arisen, we now have no idea when we'll be able to complete.
Really frustrating time!02/09/21 - Offer Accepted
23/09/21 - Solicitor Instructed
23/09/21 - Mortgage in Principle through preferred provider
07/10/21 - Mortgage Offer Issued
12/10/21 - All searches complete
03/11/21 - Completion date of 19/11 agreed, with exchange of contracts on 15/11

I feel your pain - I thought I was ready to complete 2 weeks ago and yesterday my solicitor sent me something to sign to transfer the lease... so I'm clearly not ready to exchange or complete yet? I don't understand what's going on...
