    our old house completes its sale tomorrow
    and the new house is most likely January as it’s a new build
    that has taken from July to now

    Congratulations….i bet that was a weight lifted. 

    I got an update from my sellers estate agent today.

    apparently they have sent all answers to the questions from my solicitor so I’ve asked mine if she’s received them but no reply yet. Also said that her searches are new back next week and enquiries have been sent and 17th December should be fine with them as long as the top of the chain are ready. 
  • My new mortgage offer came through today  - less than 48 hours after the applications went in! I'm very relieved.

    Now we're just waiting on:
    • My vendor's new build to be ready to move into (was supposed to be October, but it's looking like early December)
    • Some information I requested to let me sort out buildings insurance
    • Any additional enquiries my new lender want my solicitor to raise (though she didn't think there would be any)
    • The blooming contract, which I still haven't had (now six months since my offer was accepted) other than the copy I was sent a few weeks ago that had me listed as the seller...
    • My vendor's health (and mine!) to hold up long enough to get this thing done
    • Me to work out the best way to organise transferring huge sums of money - this has been on my To Do list for a while, but low priority as exchange seemed so far away
    • Exchange
    • A mutually convenient completion date to be agreed, hopefully before Christmas
    I think that's everything. 

    It still feels like there are a lot of things that could go wrong!
  • Hi, just going to jump on this thread has we are currently waiting to exchange. 
    The house buying process for us has been rather stressful up to now. We viewed and put an offer in on the house on the 8th June which got accepted on the same day. Everything from then has not been so straight forward. We went for another viewing of the house last week has there was tenants living in the property who have now left. The estate agent has said she cant believe how long the process is taking. She said that we should be in, in the next few weeks but I am not convinced has my conveyancer isn't responding to calls or emails. The last update I had was last week saying there was one outstanding enquiry. I just want to move in already.

    We just had an email from our solicitor to suggest dates!

    We're just waiting on the following (good shout @Hebblethwaite)
    • Updated onward purchase contract - original had my name spelled wrong
    • 1 outstanding enquiry which my solicitor is already in communication with our vendors solicitor about
    • Confirmation that our buyers solicitor has satisfied their queries
    That's it!

    Would it be too soon to suggest that we exchange next week for completion the following week?

    I have no real idea of how long anything takes. I'm calling my vendors EA (she has been the most communicative) to see what she thinks as she obviously has more experience than me. She can also update me on the vendors situation, but last I hears she just had one query outstanding too.

    OMG, it's just so exciting! I will be over the moon if we can exchange next week! Good thing we've started packing!

    I am hoping I can come back to this thread again! 

    We have been trying to buy a house, I would say basically since July 2020. We first contacted one of the executors asking if the house was going to be for sale. We were told yes but waiting on confirmation. 

    Skip forward to April 21 confirmation granted and viewing done. It then took around 3weeks for the executors solicitor to reply and accept. 

    Mortgage approved 17th may and then the executors solicitor just went on stand still, not replying to emails etc and finally out the blue he sends a letter asking if 1st July is ok for settlement. We agreed then he went missing again! 

    Settlement was finally agreed for 23rd July, 2 days before hand my solicitor called and said we can’t proceed due to the title having a standard security registered from 1983. We 100% knew that there was no money due and this is just a paperwork problem as the person never discharged mortgage after final payment. 

    A lot of going back and forth my solicitor ended up on early maternity as she had her baby early and now assigned another. but one of the executors ( there is 4) messaged my husband on Monday evening saying that the bank has agreed to remove the marker and our solicitor will be in touch soon. 

    I had a call to my new solicitor yesterday but he didn’t hear anything so said he will email the other side and will be in contact when they get back. 

    So all in all 16 months am so scared to believe the vendors message and won’t until my solicitor confirms but I am hanging on a slight hope lol. 

    My mortgage offer runs out on the 9th December. Will we make it? Or will we need to extend?

    Starting the process here! Accepted an offer on Monday and the chain is pretty small and mostly dependent on me finding a place to buy.
