I'm already planning to buy again in 6 years, but not selling this place.
I don't think I could cope with buying and selling simultaneously and being in the middle of a crazy chain.
Buying in a chain free transaction was stressful enough for me lol

when people are moving out their old home do you have to fill in all the holes? I swear we didn’t in our old house apart from the big holes where the tv bracket wasThanks0 -

We are getting someone to fill up the holes and cracks and repaint (among other refurbishment and renovation) before moving in.FTB on no chain house

Hi everyone! i have posted here before and now i'm very close to exchange after long 6 month wait.
My flat offer was accepted on the 8th of may and after such a long struggle with the slow solicitors and management company i have signed and sent back all my papers and deposit on the 26 October. I have also confirmed with the vendor and he has also signed and sent back the contract signed on the 3rd November and also agreed with solicitors to complete on the 19th November.
Since then i have heard nothing from the sellers solictor even after being chased by my solicitor and EA, the vendor manage to speak to him and they said they are waiting for a redemption statement from the bank which was last Tuesday. How long does it take to get this statement? when should i expect to exchange? its been a very long wait and just hoping we complete on the agreed date.0 -
Interested to hear how long people generally have between agreeing an exchange/completion date and actually completing?
I'm a FTB who had an offer accepted in May. Been waiting months for the chain to complete and heard last month that it had finally completed and our vendors and their vendors has spoken and agreed they want to move by Christmas, earlier if possible.
It's now only 6/7 weeks unti Christmas and we've still not heard anything. We really need to know this week if we're going to move by then to get prepared, give 1 months' notice on our flat and book time off work.1 -
Finally had a bit of an update from our buyers. Their new buyer has their mortgage agreed, survey done and is awaiting one outstanding search which should be back this week. All enquiries are satisfied and they're not expecting any further enquiries from the outstanding search so they're expecting to be ready to exchange in the next couple of weeks. They are keen to be in by Christmas but we have the issue of school term, a long distance move and booking annual leave so we've suggested 21st December 😬0

@owenjt No-one in our chain was willing to allow any longer than a week. Our solicitors suggested waiting for a week... they said same day is stressful but was normal during Covid; but you have to insure the house from exchange to completion and apportionments and things breaking gets stressful, so they recommended a week maximum. We've ended up completing on Friday and moving on Thursday morning, which has been a bit tight for time off and meant removal costs are higher than they would be, but it was the only way.
I'd make sure the rest of the chain is REALLY aware that you need a month, if you won't do a cross-over - most people seem to think exchange = moving soon, and that caused HUGE stress for us last week, and we're pretty ready to go. If it comes as a surprise at the end, it might hack people off.

@haiderali12 It really depends on the bank. We had an issue with ours last week; the bank said they'd sent it twice, the solicitors kept saying they didn't have it... but some banks do take longer. If you've agreed to complete on the 19th, unless anyone has told the solicitor that you need to exchange at least X days in advance, the completion date will stay the same even if exchange slips - I didn't realise that was standard until this time, I don't think it was last time we bought.Signature down for maintenance :rotfl:2
