So, I had an email today to let me know that my vendor is ready to go into her chain free flat! They're keen to complete by the end of the month. That's just under 4 weeks!
I'm speaking to my sales progressor for my sale this afternoon to see where our buyers are. I think they're done because I'm pretty sure they've concluded enquiries.
I'm a bit frustrated because it really does look like we're the ones holding things up as I guessed previously. I don't know if any enquiries have been sent by my solicitor to our vendors solicitor yet - would I see them before they get sent, or would they just do that in the background?0 -
Getting stressed about our move as I am a first time buyer and my partner has been through this before but with his parents help so is just as clueless on this and just need someone to tell me it is normal.
Offer accepted by us 31/08. First time buyers
Offer accepted by vendor 02/09. Vendors relocating to another country
Solicitors instructed 02/09
Surveyor instructed 09/09
Survey completed 13/10
Request to view one more time before exchanged to measure up rejected 15/10. Vendor on holiday
Request for exchange/completion dates 19/10 vendor will look into on return
Proposed dates for end of November provided 25/10
Date rejected 03/11 and vendor is still away and request 3-4 week lead time to arrange move.
Now we at a stand still until the vendor returns from their several weeks holiday and concerned our buyers will get twitchy as they wanted a quick turn around after their last property fell through

Still waiting on probate here. My mortgage offer is going to expire in less than 4 weeks. It can maybe be extended by 4 weeks if probate comes through before the original offer expires and if my vendor and I can find a mutually convenient date to complete (hopefully doable, though it may depend on my vendor's willingness to move just before Christmas) before the end of the year.
My current worry is whether I should just get on with applying for a new mortgage now so that I can be sure that my mortgage offer doesn't hold things up if we just miss the deadline to apply for an extension of my current offer. My solicitor thinks changing mortgage provider won't impact on the timescales as long as I do it as soon as possible. Complicating matters is the fact that, after waiting so long since my offer was accepted, I can now go to a 40% deposit rather than 35%, and I'm not entirely happy that my broker made the initial application over a 30 year term rather than a shorter one (my fault for not picking up on him doing it at the time) so this gives me the opportunity to fix it.
Against it is the hassle, when there is still potential for my original offer to work out. The worries that the new offer will take a lot longer than the last one to come through (had my last offer within a few days) or that something unexpected has crept onto my credit file (though no reason for that) or that a new lender may not agree with the previous valuation (which was the same as my offer). And then, what if the new lender has weird demands and my solicitor does have to send out lots of new enquiries? Finally, rates were great a couple of months ago but, following the Budget, are now back to where they were when I first applied so it's not like it's going to save me money.

Well we didn’t exchange today, my buyers buyer solicitor is holding it up! I got the EA to chase and it’s something to do with them not having sent their deposit money over!My solicitor has said we need to exchange tommorrow at the latest to complete Friday as he doesn’t want exchange and complete at the same time0

It's been a bit of a pain anyway; as we were all initially working to the middle of September (although solicitors' wouldn't comment on this, it was the Estate Agent who mentioned it), then a solicitor said that the 5th November MIGHT be possible but they wouldn't be drawn on it until it was time, then suddenly that was out of the question, then the 10th was introduced, and now the 12th...
I do really hope it gets done for you in time, though! It's probably worth prodding your EA once every week or so to see how the chain is going; but you'll probably get little from your solicitors until everyone is ready to discuss dates officially. They don't like to speculate.i hope you get to move soon. So frustrating when you get told a date and it gets moved. That’s what I’m worried about but only so much you can do.Good luck for the 12th

im applying next week for my kids to start in January at a new placeBecause we are moving to wales you have to apply for a pre school place but you need your council tax number so I can’t actually apply until we have moved. Hence why I wanted to move end of term to then get the application form in to hopefully get it back just after the new term starts. The pre school have said once I have got the hours confirmed he can start straight away.So selfishly I’d like to move before Christmas holidays. 😂 hopefully everyone else wants Christmas in their new home too.Congratulations on completion date I bet that’s a nice weight lifted.0 -

Ahh I’m sorry @Newdrake88 - we had a similar day, exchange failed today 🙈 But all solicitors are agreed on the 11th for completion and we believe everyone has drawn down funds, so our solicitor is confident that exchange tomorrow or Thursday will be fine.Weirdly our buyer has emailed our estate agent and said he’ll be dropping off his furniture this weekend, which is news to us… we have nowhere to put it, at all, so that’s a bit tetchy.
