  • I had a response from my solicitor today saying we are just waiting on the corrected contract (6 months after my offer was accepted...) and the results of a query she has raised about the conservatory. The house doesn't have a conservatory. It does have a tiny PVC rear porch, but there's no way you could describe it as a conservatory and I certainly haven't in any of my correspondence with her! I'm not quite sure what needs to be clarified about the porch, but presumably something relating to planning permission. However, I think it would fall within permitted development rules as it looks to be less than 3m2 when measured on the satellite photos. 

    I'm really, really hoping for an early December completion now. After such a long wait, I'm suddenly desperate to be done!
  • Have you replied saying there isn’t a conservatory and that if she/he’s referring to the rear porch,then surely it’s within permitted development? It seems that sometimes solicitors raise enquiries that we don’t need raising (and quite often don’t raise the enquiries that we really do want looking into!)

    I’m just o fed up with this process too. Really thought we’d be moved before start of October and here we are hurdling towards Christmas.

    27-07-21 Mortgage Applied 13-08-21 Mortgage recieved 
    27-08-21 Searches requested.
    10-09-21 B#3’s buyer decided to apply for business mortgage!!
    15-09-21 searches back, enquiries raised.
    September and October nothing happens while we wait for B#3s buyers to get their business mortgage.
    01-11-21 everyone ready to exchange. b#3 pulls out.
    03-11-21 We find new buyers. FTBs so no chain! They appoint B#3’s solicitor and reuses all previous searches
    15-11-21 B#4 has their mortgage offer and homebuyers survey undertaken on our house.
  • Our purchase fell through yesterday and we are heartbroken.

     

    We have been ready to exchange since the 13th of October and have been told they were trying to sort out the process of moving their stuff as it is going aboard and we would have a exchange date soon.

     

    Few days ago, we found out that they had a second property no one knew they were selling, and they have fallen out with the buyer of said property, so they are pulling out of both sales.

     

    The estate agents have been trying to convince them not to pull as we are ready to go so are their other buyer and we have offered to give them more time even if it is a year to find a new buyer for their other property if they are insistent, they do not want to sell to them, but they seem happy to throw everything away for everyone in both chains.

     

    We have been trying to find a property since September 2019 and gutted we must start again and annoyed we are £3k down on various costs.

     

    Having to tell our buyers today the chain has collapsed and this is not the first time for them.


  • Oh this is awful for you. Perhaps they’re just having a knee jerk reaction and once they have a chance to calm down, they will see sense and continue with your chain. If they’re moving abroad then surely they will still want to move and will need to sell both properties to do so.

  • We received all the documents a few minutes ago confirming they have officially pulled out.

    Had to speak to my boss and remove my notice which was awkward as we have already hired my replacement as I was giving a 6-12 week notice so I could train the new person and now someone will lose their jobs because of this.

  • I am currently in the stressful process of trying to exchange. There are three prime on the chain and 2 are done in terms of paperwork etc. The final party is waiting on searches which will be here Friday (at latest). Is completing by 3rd December possible? I don't imagine the searches are going to bring up any new information.

  • So finally got a email back from my solicitor. 

    SEPTIC TANK!! This is the next ball ache for us. 

    Basically she doesn’t think it meets the new rules that came out last year and the vendor doesn’t have any information on it. She has said for the vendor to do a survey on the tank and then if any repairs or replacements need to done at the vendors expense or come to an agreement If she doesn’t want to pay. 

    So she’s already paid £3000 for a Japanese knotweed inspection and plan. (Don’t panic it’s 1m x 1m so not covering the whole garden) so I got a feeling she won’t pay for all this as well and last time it took 2 weeks just to get the inspection done. 

    Do I just pay for the survey myself as I’m efficient and then if work is needing to be done we agree on who pays as I really want to complete by 17th December. Or shall I let the vendor deal with it baring in mind she has no internet or email as a old lady who only has a home phone.

    We completed last week. We had an extension which we used as an entrance/hallway. Purple bricks advertised it as an entrance hall.. We didn't really mind as we didn't think it mattered. Turns out it did matter!
     To class it as an entrance/hallway left us open to all sorts of queries about planning regs. We changed the description to a conservatory ( we checked details of the roof, materials used, ratio of windows to walls etc to make sure it qualified ) and we never heard anything more about it from our buyers solicitors  🙄
