One step closer, maybe...
EA just phoned to say that searches, mortgage and enquiries all satisfied on our buyer's sale so their solicitor are compiling their final report and looking at exchange this week. Everyone seems happy with completion on the 21st but that just needs agreeing through the solicitors.
Now just to await the call from the solicitor and hope what they tell me is the same 🤞🤞1 -

Still no update from my solicitor which is really annoying and the estate agent who I’m purchasing through isn’t really a chaser and only chases the sellers solicitor and doesn’t get any update from mine.Just some sort of acknowledgment would be nice. I’m always quick to reply with responses and paperwork but it’s not reciprocated lol.Feel like another week with no real update on progress from anyone in the chain.0 -
How do you all go about getting updates? Do you ask the EA or your conveyancer. I have asked my conveyancer a few times but its like she's annoyed with me even though I barely make contact unless it is important. I want to ask about the final enquiry but I last spoke to the solicitor on Friday. Would you contact again or get the EA to ask?0

It is frustrating when you get no answer or a reply but it’s not a direct answer.0

Hi all, really pleased to see the exchanges and completions since I last posted!Unfortunately we've had a turn of events where it turns out our vendor (who is elderly) got confused and hadn't actually completed on their onward purchase despite us being informed constantly by the EA that she had completed already.We are pretty disheartened as you can see from our timeline we've been waiting a while.Our vendors solicitor is slow, our vendor is slow but our vendor has surprised us by suggesting they go into rented (renting the house they are buying) and to complete in a couple of weeks time. Apparently they have organised this with their vendor who are fine with it (the house is empty).This was suggested last week but nothing has happened. Our solicitor chased the vendors solictior who said they hadn't been told this plan. So back I go to the estate agent asking them to chase the vendor up to ask them to relay their plan to their solicitor.We are now at the stage where we don't know if the vendor has informed her solicitor because they won't even acknowledge my solicitor.I'm just so disheartened, we thought all along it was a no chain purchase, the vendor even put in her property info form that it was no chain, we thought we would've completed by now and started work (its a fixer upper)Oh and our mortgage offer expires in a month and all this back and forth feels like we will need to mess around trying to get this extended.I know there's nothing we can do except keep chasing every few days but it feels good to vent! Anyone been in a similar situation?1

We’re having a bit of a nightmare regarding a culverted watercourse in the garden of our purchase property. We’ve asked the vendors to carry out a cctv survey of it (manhole down to it is within their boundary) before we’ll continue with the purchase. Long story short, house on same road went up for auction yesterday and it turns out they have carried out illegal works on the section of culvert that runs within their boundary. We now want reassurance that it hasn’t affected the house that we are in process of buying! I just hope the vendors agree to commission the survey. We have struggles to get any information on the watercourse because the local authority and environment agency will only deal with the current occupiers.In other news, our new buyer’s survey on our property came back ok and they are now wanting to exchange.3-4-21 House on market.
