The NEW waiting to exchange thread...

Finally, I've got everything done except the survey, which is booked in for next week so I should be getting a date very soon!
Congrats to all those with movement and who have exchanged and completed.2 -
Hi everybody, I thought it would be great to integrate myself in this thread because i'm on the journey to buying my first property, and going through the process by myself, and reading the last 20 pages or so has been very informative, thanks to everybody for sharing their journey with the rest of us.
I'm using Help to Buy, and it's a new build apartment in the South East of England, so no chains.
It was originally meant to complete in December 2021, but due to Covid and Japanese knotweed it's been pushed to April/May 2022. I'm still hopeful that it can complete earlier than this. (living with parents!)
I was instructed to start the Help To Buy process on Friday, and the anticipated Exchange date is December 17th.
I've got my fingers crossed for a smooth process2 -
Ah that's good, @EndlessStruggle - apt username for this process 😂
@mightyblu Welcome, and best of luck!
We've heard from our estate agent that our buyer's solicitor is now treating this as an urgent file this week, so I'm hoping that there's still a small chance that we'll get it over the line...Signature down for maintenance :rotfl:3 -

Revving myself up for another week... Our buyer text this morning that he last talked to his mortgage broker on Monday, who said his offer was ready to be released then, and his solicitor was Monday too, and she said she'd set aside Thursday to deal with it all.
I'm debating emailing our estate agent to say that if we don't have an exchange date set by Friday, we're going to need to pause this. I need to nest somewhere, my midwife is losing her mind that we're going to slip between the cracks if we move too late in pregnancy, and the stress is really affecting me. I really want the house, but I don't think I can push through forever...
As far as I know, the buyer has everything they need, and our sellers' mortgage offer expires at the start of the week after next. His sellers' expires just after that. I think ours will get an extension, but I feel like we risk getting to my due date and still being strung along...
Hope this time it will be going smoothly and you will know when to exchange very soonFTB on no chain house

After numerous failed emails and calls last week the solicitor is finally contacting the rest of the chain.... Hoping that it doesn't take another week to do this and that they come back with some positive news.FTB on no chain house

We've had some further enquiries through on our sale which came through today and I replied back within hours. They were pretty standard and didn't seem to be any cause for concern.
Hopefully my solicitor sends that back today/tomorrow and then I think we're pretty much there as far as the sale as we signed the contract already.
For our onward purchase, we've still not received the draft contract and it was almost 3 weeks since the estate agent told me that it had been completed and sent to their solicitor. I'm hoping for an update on that later today to find out where we are with it. As I mentioned before, searches aren't starting until it has been received. Thankfully, searches in our area take around 2 weeks I'm told so that shouldn't hold us up too much.
With 6 weeks until the end of November, I still think that we should be able to make it, but it will potentially require some gentle nudging to get it done0 -

4 months in to what should be an easy purchase. We're ftb mortgage approved in the beginning of August. All of out searched and enquiries have come back barr one. Which is an enquiry about a grant the vwndor had. However we're completely at the sellers mercy. She's the executor of her mothers estate and has to split it with her brother. However she doesn't want to split the proceeds or move out of the house. The estate agents are useful. Apart from calling them every day i don't know what to do to get us to exchange. Just feel helpless.0

I'm also buying an apartment, but moving from London to Luton. I have done so much reading/researching my eyes are square!
Nearing the end of my process. Just waiting for a few minor enquiries to be answered then hoping to exchange and complete in the next 4 weeks.
Good luck to you!2
