It took my sellers 2 months to get the contract pack and since then everything except the survey has come back within 2 weeks.
There is only one outstanding enquiry now and that is to where the water meter is as apparently it isn't on my property but with it being a rental they will know where it is anyways so not a worry.
It came back as a slightly higher flood risk than I would have liked in the searches but there is a river behind the houses in front. The house is about 5 meters above the river though so I'm not too worried just means a bit higher home insurance to take into account.0 -
Well, I didn't hear anything from my solicitor about my purchase despite her telling me that she would get back to me yesterday. I waited until 1pm today and then sent a follow up email.
It's frustrating as I wouldn't chase at this point normally, but she specifically said that she would get back to me yesterday and didn't. I'm trying not to email to frequently as I don't want to get on their nerves. I think it's actually only the first time that I emailed just for an update.
Also - do you all keep both estate agents up to date? Just your own? Do you ask for updates from your vendors EA? I'm wondering if I'm missing a trick!
EDIT - I just wrote this all out and just before hitting send I got an email back. They've got the contract and have asked me to confirm the ordering of searches!0 -
And now we have the fixtures and fittings form!
It's a small thing but it really helps us work out what we need to buy for the house and what we can buy from them. Thankfully the range style cooker is staying because that would have been awkward to replace as we're planning on redoing the kitchen entirely!

I’m frantically scurrying around trying to sort boxes and make sure everything’s packed etc ready for the Van Thursday! Leaving in the early hours of Friday morning to get to the Solicitors in Scotland Friday Lunch time, to pick up the keys... The money should of been transferred by then 😬🤞2 -

My flat was built and on the market for almost 1 year. Last one in the block of 16. Small local (and friendly) developer in Luton.
-Reserved the flat Aug 23rd
-Applied for my Mortgage Aug 24th
-Instructed my Conveyancer Aug 25th who then applied for searches (took a chance)
-Received my ATP Aug 27th
-Lender valuation Sept 8th
-Received my mtg offer Sept 9th
-All searches received back around Sept 14th
the last month has literally just been waiting on my solicitor who has had some annual leave and was also busy with the Stamp Duty holiday. She has confirmed we should be good to go in the next month unless something goes horribly wrong!
The developers gave a 3 month deadline between reservation and completion which is completely fair.

We’ve had a horrendous day.Hopefully it’s going to bring us closer to an update - our buyer has called to say he thinks we can complete in the first week of November - but we could do with hearing that officially, and man, it’s been stressful.Signature down for maintenance :rotfl:1

1/9 Local searches ordered
15/9 Survey done
17/9 Survey report received. No major issue
21/9 Survey report sent to our solicitor
4/10 A bunch of documents received from solicitor (inc. local search results, fitting fixtures forms...)
4/10 Enquiries raised
Hoping exchange in mid Oct, completion on end of Oct
20/10 Suggested 1/11 as completion date - let's see how it goes!

Update from me, well my vendor new solicitor seems to have done more in 2 weeks than the old one did in 7! Took them 2 days to send the contract pack, 17 days for the old solicitor! If only they had used them from the start we might have had a chance at the stamp duty deadline 😂I asked for completion on 22nd they emailed back and said 29th is more likely so as they have suggested that it gives me more confidence it will be achieved
