We were told they would be going into rented but now need to find a property. Since August they haven't found anything. So our vendors are going back to look at other properties. We are also waiting for enquiries from over 3 weeks ago so hopefully they won't be far off now. 
    In my experience, some solicitors will not do work until they can see the chain is complete and in a position to move forward. I think I'd be more concerned about that lack of onward purchase. I'd definitely be keeping an eye on the market and considering another property (as painful as that might be to contemplate). We were stung by non-committed sellers who eventually have up on their onward purchase & pulled house from market after 7 months. They'd always said they would move into rented if necessary, but changed their minds at point of exchange. Good luck though - I realise that we were quite unlucky.
  • Our buyers solicitor is supposed to be “reviewing everything” tomorrow. I’m hoping we’re then ready to go. I can’t see how it happens, otherwise. 

    My fingers are crossed, but I’m trying to stay low stress, for the babies sake.

    So at the bottom of the chain the lease extension has been all agreed and arranged and the only outstanding "enquiry" is for the freeholder to sign it. 
    However (and it's a big however), the freeholder has passed away and so obviously cannot sign. This means we have to wait for probate to be granted before it can be signed. Assuming of course that the new freeholder agrees with the previously agreed terms. I'm assured this is likely however, since the freeholder was also the leaseholder's  father!

    We have no idea when the freeholder died or when probate was applied for, my estate agent is trying to find that out for us. I do however, suspect that this was before our buyer's even offered on ours since we were told at that time that their buyer had suffered a bereavement.

    I'm also concerned that there will be additional hurdles even after probate has been granted. Wondering if the executor can then sign or if we then have to wait for transfer of titles etc. for the new freeholder to be able to sign, and goodness knows how long that could take. 
    Blimey - that does sound complicated. I hope your agents and solicitors can resolve it quickly for you. You've got to wonder how these issues arise so late in the process. Feeling your frustration!
  • Hi all! Joining onto this thread as a way to try and manage the pre-exchange frustration!

    Sold our house in March, offer accepted on a property in April, and our vendors still haven't found their onward purchase 6 months later. Mortgage offer is running out in a couple of weeks. Our buyer is so patient, we keep her up to date on everything, and have let her come around to measure up but our vendors seem really chaotic and pretty unrealistic with their house expectations. 

    We have started looking for alternatives, chain free or pre-existing chain properties as we are desperate to move by Christmas. Offered on one, best and final rejected by snobby estate agents today as it was under guide price (its absolutely over priced and needs loads of work, and there has been only one other offer, also under guide due to condition). I think what broke me today was hearing our vendor rejecting a second viewing for at least 6 weeks 'as life is too busy' and these other estate agents suggesting we are offering on properties outside of our price range and are unrealistic (nope, your house is within budget, but over-priced!!)

    Tell me this is achievable, we're 7 months in and no end in sight.
    Ugh - sounds so frustrating. It IS achievable, but (as you say) you might have to move on to another purchase to make it happen. The issue was forced for us at 7 months. Maybe we should have seen signs earlier, but we loved the property we lost. Ah well, it's history now and there are other houses to love. It took us a year in the end - exchanged last week with completion nearly on us (I hope). It can happen ☺️
  • Good luck to everyone hoping to exchange today. I'm hoping to hear from our Solicitor about the missing TR1. Can't believe we still haven't had it! Not making me nervous at all 😬

  • Surprisingly since our solicitor received our signed contracts etc they called us (first time throughout the whole process) to discuss completion/exchange etc and exchanged happened yesterday with the aim to complete on 29th October.

    I am hoping I will feel excited soon but think it’s just a build up of all the stress experienced during this period however compared to some of the experiences I’ve read on this forum I feel very fortunate. 

    So you've exchanged!!! Almost missed that - great news 🎉
  • The transaction of our sale is virtually at the point of exchange, but the solicitors for our purchase haven't issued the draft contracts, despite being chased by both our solicitors and the seller's agent for the last six weeks.

    What I don't want to do is move into the new property just before Christmas and find that we can't get any of the essential work done (boiler replacement, electrics, garage roof) till the New Year. We'd like to be in there end of November at the latest,  when contractors will still be taking on work.

    I'm tempted to wait another couple of weeks, and if there's still no sign of the draft contracts on the seller's side to ask our buyers ( who have been brilliant and not put any pressure on us at all) to back me up if necessary, then tell the seller's solicitor through our conveyancer that if they don't pull their fingers out there's a danger that our buyers will lose patience. I don't know if that would work, but it might be worth a try.

    Or perhaps they won't give any more of a monkey's than they do right now. 


    Draft contracts have now been issued, but there's a new problem. The property we're buying isn't registered. The seller's solicitors are now addressing this urgently, but if they address it with the same urgency they applied to the contracts, then we'll be probably be moving in January. 
  • EA said the seller signed and posted the contract to their solicitors yesterday so hopefully it'll arrive today

    21/7 - Mortage Offer issued
    30/7 - Contract pack received. Enquiries raised.
    9/8 - Mortgage Deed signed and witnessed.
    11/8 - Searches returned.
    12/8 - Survey completed. Nothing major. 
    23/8 - Home buyers report received.
    6/9 - Enquiries response received.
    15/9 - LISA deposit paid to solicitors
    5/10 - Contract signed

    27/10- Seller pulled out at exchange
    15/11- Exchanged
