    Not exchaging today as the lenders haven't released the funds. Our sol is confident though we will be able to exchange and complete tomorrow but i'm not  confident as we were supposed to exchange Wednesday. It's only us in the chain so im still keeping my fingers crossed.

    Oh no! Wishing you luck for tomorrow. I haven’t heard anything today either, still have a glimmer of hope for the next hour but it’s dwindling rapidly. 

    Hoping tomorrow everything is in place for a straightforward exchange, if I have to wait out the weekend I’m going to lose my mind!

    Our seller’s are going in tomorrow, to sign their documents and that’s the missives concluded ready for the payment to go ahead next week!

    The transaction of our sale is virtually at the point of exchange, but the solicitors for our purchase haven't issued the draft contracts, despite being chased by both our solicitors and the seller's agent for the last six weeks.

    What I don't want to do is move into the new property just before Christmas and find that we can't get any of the essential work done (boiler replacement, electrics, garage roof) till the New Year. We'd like to be in there end of November at the latest,  when contractors will still be taking on work.

    I'm tempted to wait another couple of weeks, and if there's still no sign of the draft contracts on the seller's side to ask our buyers ( who have been brilliant and not put any pressure on us at all) to back me up if necessary, then tell the seller's solicitor through our conveyancer that if they don't pull their fingers out there's a danger that our buyers will lose patience. I don't know if that would work, but it might be worth a try.

    Or perhaps they won't give any more of a monkey's than they do right now. 


    Draft contracts have now been issued, but there's a new problem. The property we're buying isn't registered. The seller's solicitors are now addressing this urgently, but if they address it with the same urgency they applied to the contracts, then we'll be probably be moving in January. 
    WHAT? Oh no... How long does it take to get the property registered ?

    i am also waiting for the answers from the enquiries back. I have no idea have my seller answered them yet, or perhaps she did but just my solicitor doesnt have time to deal with them yet.

    Seem to be struggling at the moment to get through to anyone. I wanted to call our sales progressor to a) update them on where we were and b) find out if anyone in the chain is remotely ready. We have the contract here and ready to sign! Our boxes were delivered today (very early I'm aware, but we wanted to get them nice and early so we can spend a month or so decluttering). 

    Couldn't get through the sales progressor on either number, it seems they don't accept phone calls only emails. I just want to know where the rest of the chain is at so I know whether things are happening or I need to sit back and wait. I have a feeling we're the first to get this far.

    Had a response from our solicitor this evening that they will be looking at our files first thing and calling us to get authority to exchange!!
