  • I've been lurking for a couple months now as my property purchase progresses. I'm a FTB buying a leasehold flat and needed somewhere to rant! My seller decided to start threatening to put the property on the market as they felt progression was too slow.... the reason for the delay is my solictor has been waiting to hear back from the seller's solictor about freeholder queries. Sigh. Seems their anger is really misplaced. Nothing I can do to spread things up.

    It's surprising how little communication goes on MoneySavingSue. We also had an ultimatum from our seller but were also waiting for information from them that we couldn't progress without. I don't think they even knew as the solicitors were just going backwards and forwards between themselves!

    I feel for you Moneysavingsue! We're at the 3 month mark now since buyer made offer, and the top of our chain is at seven months wait. They threatened to pull out on Friday but the EA all did a great job at calming things down.

    Sometimes people make threats just to exercise a bit of control and vent some frustration in a process that is unnecessarily slow and stressful. On other occasions sellers perhaps do have a need for a transaction to go through in a particular timeframe. Could this be the case? Worth asking the EA.

    Even if they follow through on their threat as it stands you'd be much further ahead in the process than any new viewers they got so it's not a disaster. You're still in pole position.

    Leasehold always takes longer, and it sounds like the hold up is out of both of your control. How about suggesting to your respective solicitors that you'd like each of them to chase the freeholder on the same matter? The freeholder might get the hint then.

    Is that the only matter outstanding, might be worth asking your sol if there's anything else you can be getting on with, so at least then you can report progress. We've been calling or emailing the solicitor and EA once a week with progress even if that was to say 'no news' (we increased this to daily as we've got closer to exchange.

    Do you have any direct contact with your seller? Since we have on our purchase it's brought the stress levels down because we have been able to confirm for ourselves that we're all serious and committed to make the deal work.

    Hang on in there, it'll be so worth it in the end

    It's an empty property being sold to pay care home fees, so I understand that the seller's under pressure due to that. I do think it's hollow threat as we are so close to exchange now, just doesn't help my own stress levels!

    Jojo1978, it's just the 2 queries which need to be answered by the freeholder. I got the deed for the lease yesterday so that's already been posted back and I called the estate agent to let them know this today. They said they would call the sellers today to reassure them. I haven't had any direct contact with sellers

    It will all be worth it, can wait to be able to make it my own. No more rented beige ha.

  • Hopefully today ill be getting my amended mortgage offer through (we got £5k off the asking price after the survey so had to get all that redone) and then im praying we can exchange before christmas.

    There was a time we were hoping to be in before christmas, now i just want it to all be over! i couldnt care less when and how, im so fed up of it!

    AIP Issued 27/10
    Meeting with mortgage advisor, all docs given 27/10
    Offer received and accepted on our house 22/11
    Offer made and accepted on the house we want 22/11
    Solicitors Instructed 23/11
    Mortgage application submitted to Halifax 23/11
    Documents picked up and filled in from Solicitor 24/11
    Solicitor gave us our fixtures and fittings form for purchase and requested marriage certificate 24/11
    Documents and ID returned to Solicitor 27/11

    The buyer of our house wants to move fast and the property we are buying is vacant ..husband and I would both like to be in by xmas but i can't see it happening ..!

    Anyway advice to help ease my sleepless nights is much appreciated :)

    Advice: roll with the punches, maintain a sense of humour, don't be a "worst case scenario planner" like I was to begin with it will break you lol! Have days/evenings/hours where any discussion about "the house" is banned. Find an alternative obsession for the times in the process where nothing happens (mine is Netflix.)

    Can totally relate to a not talking about house time ...I actually had to pull that one at the weekend as it feels like its ALL we talk about right now !

    I am super impatient so not exactly an ideal candidate for this process HA !..luckily xmas will be a [STRIKE]expensive[/STRIKE] nice distraction :)
