  • Omg Jojo that sounds awful, I wonder if your vendors are able to talk to them personally to see if they can find out what the real problem is? Hopefully they have just got a bit hot headed and are angry it didn’t happen yesterday but will calm down and agree to exchange again.

    We didn't use a broker and I don't know if that was the right decision or not.

    The valuation came back at 2.5k under what we agreed to buy for. We can find the money if we *really* have to and would need to in order to get 75% LTV. However I've rung EA and they're contacting the vendor to ask for a price reduction and seemed to think that might be possible

    So we'll see. The survey revealed a few queries mostly about planning permission. Hopefully the vendor will drop the price slightly.

    Plan B is we prevaricate a bit as our mortgage redemption fee drops in February! That may make up most of the shortfall.

    Thanks everyone for your replies, it's much appreciated. Mini update:

    * Foolhardy / brave (you decide!) we've exchanged on the sale to complete on the 12th
    :beer:

    * Our vendor is still deciding whether they will withdraw their property from sale
    * We're giving them limited grace, until we need to get arrangements underway
    * One half of each couple involved are not talking to each other, but their respective partners are texting one another.

    We've reviewed the market in our corner of London and it's seriously stalling, so given we went on the market in May and are on our second buyer we wanted that deal done. In doing so we've made ourselves genuinely chain free cash buyers - either to buy dream house or find another one. We've already wound up our London careers so moving away will give me the certainty I need to job search in the new year. And we're happily child free so are only putting ourselves through multiple moves in a short time frame.

    It's fine, got 2 whole weeks before we've gotta be out :eek:

    Just catching up JoJo. What a nightmare. From previous post I would've said empty threats but to go through with it on exchange day there must be something else at play....

    Sounds like deciding to carry on with your sale is a good move. Fingers crossed that your vendors decide to do the same or that an even more perfect house comes along!
