Oh dear - at draft contract stage but just found out that potential new home was underpinned a few years ago! So surprised this was not declared at selling stage by vendors; EAs were unaware too. Have already paid out for survey so in a bit of a quandary now? Lovely house but alarm bells ringing loudly..... Next step is to review paperwork to find out more ;(0

Not necessarily a problem, as long as the work was carried correctly, and has documentation to confirm.
However, there is a stigma around houses that have been underpinned.0 -
Firsttimebuyers that sounds like great progress. You can ask any time and I'd do it through the EA, it's much less formal that way and the EA can do the availability checking with the vendor.
We've now seen the house we are buying 4 times in total, twice since we made the offer. We give the vendors fair notice and they're also flexible as they know it's a 250 mile round trip for us!
Don't be alarmed either way if they do or don't want to be in when you go round, some people get a bit emotional about leaving etc.! But equally if you'd find it useful to meet them don't be afraid to ask. For example our vendors demonstrated how to use stuff like the heating and appliances.
It's not a bad idea to get a good relationship with your vendor. It makes what can be a bit stressful a bit more human.

Yes, that's my primary concern really. I am not risk-averse, but do plan to relocate in a few years' time so 're-saleability' is a key consideration for me0

Following on from post #1527 our critique of our own house's building survey seems to have shut our buyer up. So that's good. His lender has also agreed to the loan value, another win. And he's signed and lodged deposits...so we're all ready to go, right? WRONG!!!
Having already nabbed our washing machine (long story), buyer now demands we fund and organise gas and electricity safety certs so that he can operate as a landlord. Just to get him over the bloody line we undertook that. One done today, one Sunday ahead of Monday exchange. Sorted? WRONG!
Having had the titles for 12 weeks now his solicitor picked yesterday to raise a request for a deed of covenant. Our solicitor disputes needed (as do we), his solicitor is now unavailable for comment obvs.
MEANWHILE...upward chain member have just threatened to pull out unless exchange happens today -which it won't, our precious buyer's Leccie cert not being done til Sunday, more crucially banking hours in Singapore have closed for the week. Cue frantic calls to agents, between agents, to sols, between sols.
We've been telling our agent and buyer for weeks that our chain is fragile, to no avail. Tbh I don't blame the chain, the couple who have thrown the toys have been waiting since April- poor guys. We've only been waiting since Sept 1st. We think they'll calm down but there's absolutely nothing more we can do (except drink lol!)
Looks like I'll be heading to bed for the 86th night not being certain if our relocation is still on. And I'll have a headache from the wine I've started mentally drinking.

Crikey JoJo, what a fiasco!! :eek: can't believe your demanding buyer :eek: and there was me thinking I was being unreasonable asking for our seller to make sure they removed the rotting meat from the outbuilding :eek: Hope it all gets sorted soon and everyone calms dow. Several stiff drinks definitely called for!!0

Well done to all those making progress and good luck to all still waiting! I keep dipping in to see how you are all getting on.
Now we've exchanged I'm bored :rotfl: it's weird not being all consumed by conveyancing stress! It had become my normal state of being!
Completion is the 8th so still 2 weeks to go. We've done all our clearing out, removals are booked and a fair bit of non-essential packing done and my Pinterest boards are full of ideas for the new place
Keep at it everyone, it does all come together eventually.0
