Exchange and completion day today but still cant get excited as still don't have faith in our solicitor to get the relevant things done. The sellers solicitor and estate agents have both said our solicitor is the worse they have ever dealt with... good luck to anyone else exchanging or completing today.0

OK, this is sort of what I thought the deal would be. Due to advice I've had I'm really not concerned about it (many people have told me the surveyor was over cautious, and it wouldn't affect planning permissions because we'd be replacing it with an RSJ which would be more secure than what is currently there, it's not supporting the wall just the immediate brickwork). I will wait and see what the solicitors raise.E_D_FTB said:
You don't have to share with your solicitor. However, it might be worth researching if this would cause problems getting planning permissions etc for the extension. As @Edenbridge said, an indemnity policy would do the trick just to be sure.greensalad said:

We are having a small issue with building regs for one area of the house, however we intend to build and extension so we can mitigate these issues in the term of the mortgage. I've heard though that the mortgage provider may need convincing. My query is, how will they know there is an issue? At what point would they get told?
They may be happy to proceed with indemnity insurance in place.
I only ask because it's not something that concerns us (lack of building regs for removal of a door which the surveyor said could be supporting the immediate brickwork surround but isn't showing any signs of damage, on a wall that we intend to change anyway ASAP). So if the solicitor doesn't bring up, and we don't mention it, then would the bank ever know?
Entirely up to you though. There's no obligation to get a survey at all, so you control what is disclosed. But again as @Edenbridge said, your solicitor has an obligation to the lender, so be prepared for that if you raise it with them.0 -

I could've written your posts, @heartofzinc & @Oscarboi76 - our solicitors are atrocious at communication! Also meant to be completing on the 10th, no clue of exchange date or if it is even going ahead at this point as they're just ignoring us, even though we really need to know either way...heartofzinc said:
