I flagged with our solicitor and EA that there's no valid EPC for the house we're purchasing. EA is sorting this out but I'm annoyed that we've gotten this far along ( iming for completion on 10th) without our solicitor noticing, she actually only looked on the GOV EPC site whilst my partner was on the phone to her today. She's been totally incompetent throughout the process and it just makes me wonder what other things she's overlooked!

No exchange date set yet, and solicitor hasn't responded to any questions on transferring deposit etc.
  • In a dramatic turn of events... we had lots of news today.

Our enquires are now satisfied for our purchase and our buyers have paid deposit to solicitor so we are essential ready to go. Just waiting on news of the top of the chain who said on Monday about completing within 3 weeks so hopefully they won't hold us up.
Seems that today has been the day for the solicitors to get going again.

We have been spending the day sending emails back and forth to get things sorted.
    Any further forward?
Exchange tomorrow and completion on wed.
@Monsternextdoor and @cheeky-peach - I third this! Yesterday there was nothing but bad news and no chance of completing next week…..fast forward 18 hours and lender is being asked to release funds and we have paid deposit, along with others in the chain and completion agreed for 10th after all! Not sure what happened in those hours and after the stress of yesterday I’m not sure I care as over the moon it’s back on 😁 ….only to agree what day we exchange now 😬 x

Id given up if im honest, but after a volley of emails and the solicitors personal knowledge of the case and the fact we needed to be quick due to the kids etc.

Still struggling to get the kids into school, had to postpone removals etc but the assistant she passed it off to didn't understand the need for dates and speed.

So, I'm here,  completion and exchange day🎊
Hopefully all goes through smoothly and house doesn't turn out to be a money pit haha.

My timeline (not counting a false start earlier) provided I complete today.
    12th July application to Santander.
    6th sept completion.

Of course within that's thee have been queries about water pipes, indemnity policies regarding driveways and allsorts.

But hopefully by today I'll own my own home.
Good luck for today and in a matter of hours you will have your new home 😊

I wa looking at stuff to buy, but mostly a dishwasher and dryer, but as I need to plumb them in and hide them behind and under a kitchen worktop and door, I need to measure things in the kitchen before I order, also need washer water feed splitter as well as splitter pipe for drainage so I can add a dishwasher, not to mention a 2meter extension hose for both, but as I'm unsure about pipe sizes etc, want to see it first.

Really dying to start ordering stuff 😂
