    I'm very much hoping the rest of the chain is reasonable. Sadly I suspect they think they can get more money for their house if they remarket now, which is probably true where our seller is buying! 

    True, but unless their onward purchases are happy to wait for them to find a new buyer, they'll be looking for somewhere else which will have also increased in price since they were last looking. Housing prices are just on an upward trend at the moment, so no matter what your house will be worth more by the time you sell. Hopefully they realise being a bit greedy isn't worth risking their onward purchase.

    16th June - Valuation booked for 18th
    18th June - Valuation completed - received text and email confirming the report had been received by Nationwide for review.

  • Ahh thank you, that's really reassuring to hear!  My friends who have recently bought houses all had the acceptance back within a week so I've been fearing the worst, but sounds like from your experience it's not out of the ordinary for it to take a while. My solicitor says they have been chasing the seller regularly although when I phoned last week she did say it was 'very unusual' for acceptance to take this long, which only compounded my feelings of anxiousness! It's strange, you have the verbal offer accepted and then don't see anything in writing so it almost doesn't seem real, keen to get the date of entry agreed so we can actually start to make plans and book time off work etc. for moving, both us and the seller are chain free to I'm hoping things can move relatively quickly once the process of the missives begins. Thank you for your reply :) 
    It is strange.  Likewise our offer was originally given and accepted verbally so we had nothing written down.  We offered the day after the house went on the market and the sellers accepted so quickly and cancelled all further viewings I spent the three weeks wondering if the solicitor had offered the wrong amount !!

    We are bottom of the chain, currently in rented so has been relatively easy and straight forward. Our chain is short, just us, our sellers and the property they are purchasing.

    Today is meant to be exchange day, but the solicitor at the top of the chain hasn't confirmed if they are ready. So frustrating! Especially when our sellers have pushed us to hurry up... Fingers crossed we will have exchanged by the end of the day, but I'm not too hopeful. Even if exchange is delayed, I still hope we will be able to complete next Thurs (09/09).

    The fear has been compounded by people coming this morning to view the rental house we currently live in, so worried we will be homeless at the end of the month if we don't complete (but I know we are so early in the month so there is hope).

    Can't wait until this is all over!

    I have just found out that the EPC on the house I am buying is booked in to be done on 9th September.Apart from that everything on sale and purchase is ready for exchange. When I asked if I could suggest a completion date, I was told I can't make any suggestions until next week as my buyers solicitor is on holiday!

When I asked if I could suggest a completion date, I was told I can't make any suggestions until next week as my buyers solicitor is on holiday!
    Holidaying solicitor strikes again! Honestly, it is shocking how many delays over the last month or so have been in part or wholly due to solicitors being on holiday and no system being in place to cover their cases! Hopefully you'll be able to get things confirmed as soon as they're back.

    I have never understood why solicitors can't have someone else take over their work when they are on holiday?!

    Can anyone help me with this query; do we have to tell the mortgage provider the survey details? I presume so? Or is it just for us. Or is it if things are raised by enquiries then we may have to?

    We are having a small issue with building regs for one area of the house, however we intend to build and extension so we can mitigate these issues in the term of the mortgage. I've heard though that the mortgage provider may need convincing. My query is, how will they know there is an issue? At what point would they get told?

    Nope, you don't have to disclose the survey, that's just for your information. Unless you plan on something from it being queried by your solicitor then there's no obligation. The bank does it's own valuation and if that didn't consider it an issue, then you're all good.
