    How can we have a system that allows this to happen? The fact it can happen is what makes it so stressful throughout. There must be a better way.

    Had terrible news yesterday. We were supposed to exchange yesterday morning with completion today. Yesterday I received an e-mail first thing that my buyers had separated the night before and are no longer proceeding with the purchase. I am devastated. My whole house is packed up, as is my poor seller’s. All that money I have spent is wasted. Back to the drawing board to try and find another buyer before my seller gets another one and I lose the house. Haven’t cried this much in my whole life.

    Sorry to hear that things are going wrong at such a late stage. Did they have reason to ask for a massive price reduction or were they just being cheeky?!!? I don't think I'd have the guts to do that. Some people are very cheeky, speaking of.............. Recieved the contracts in the post, my seller is asking for over £400 for a few kitchen appliances. As I negotiated rather a good purchase price I am wondering if they are trying to get the costs back from that!? Unsure how to approach the subject with solicitors, nothing I can do now as it's so late. Will just spend all weekend thinking about it instead :undecided

    Which appliances are we talking about? Did you previously believe they were included? If you didn't think they were included in the first place, I'd say no thank you. You may find they end up deciding to leave them if they are actually a pain for them to remove.

    so when you get the pack with the mortgage deed and searches etc did you go into the solicitors to go through them weve had ours emailed to us and hard copies in the post as were pushing to exchange before the end of the month as want to give notice on our rental property at the start of dec and be in our new place for xmas

    Pumpkim I assumed that they were going to take everything as they hadn’t said otherwise but as I am a FTB i will be needing all of these things (fridge freezer, oven and washing machine) but don’t think I should have to pay almost £500 for item should that’s second hand at best! I know that brand new ones would be more expensive! Should I approach Solicitors and ask for a reduction and leave the negotiating to them? Thanks :)

    If you really want the items, make a counter offer The worst that can happen is they say no, and you're no worse off.
