    Thanks so much for your kind messages ☺️ They helped me get through the frustration of yesterday. Unfortunately, our agent confirmed that the top of the chain has collapsed (if it was ever intact). It seems the seller/buyer involved just changed their mind about buying the probate property. What???!!! 🤯 They've put in an offer on another property, but that's a bidding war. So, the rest of us are getting ready to exchange and these people haven't even committed to their purchase! The generous part of me accepts that a serious flaw could have come to light in the property they're buying. It doesn't sound like it though. They just sound flakey and indecisive. Whatever the case, I'm totally fed up. No end in sight for us 😢
  • @birdmadgirl8 - is there any chance they will break the chain? We’re second from the top in our chain and our vendors had supposedly moved out so no onward chain. A few weeks ago we found out that wasn’t true and they did have an onward purchase and needed the money from their sale to progress. At the same time we found out there were a few issues with the property we were buying (into the thousands). The vendors offered us a price reduction but we declined asking instead if they would firmly commit to the date we want to be in the house by. This was on the understanding that if the date wasn’t met they would then take a reduction on their property as we would need to pay more in stamp duty. They agreed and put it in writing through our respective solicitors. Maybe try negotiating via the EA or your solicitors with everything having changed so late in the day. The last thing the EA will want is for the chain to collapse from the vendors changing their position so late in the day. Thinking of you and hoping you can find a solution x
  • @WorriedKirkels Your situation sounds very difficult and I remember you telling us about that discovery (re sudden appearance of onward chain at top). It seems you've done a really good job of navigating it though. If I could have those conversations I would. The frustrating thing here is that this is happening at a remove from our purchase, so there's only so much leverage we have. Our vendors' agent should be looking into all this (for our vendors), but they're pretty hopeless (hence getting our brilliant agent on the case). I will be calling them today to see what can be done - they were proactive when selling us the property, but have no interest in progressing the chain. As our agent asked, don't they want to sell houses down there? It also doesn't help that our solicitor's gone awol, but one battle at a time! Thanks for the advice. x

  • It's fascinating to see how quickly all of your purchases are coming together. I'm still attempting to renegotiate the price after a few issues surfaced during the survey; nevertheless, I expect the vendor to become frustrated and seek another buyer.

  • Been waiting 2 weeks now for conveyancers to do their thing. The EA linked tracker with the Conveyancer is absolutely awful and doesn't even work.

    Waiting for enquires, due diligence and contracts. :(
    Good luck with it. As many of us on this thread agree, the worst part of this is waiting for things to happen. If you can make direct contact with your solicitor  I'm sure you'd get better results, as those update portals can be dodgy. Having said that, 2 weeks isn't that long given conveyancers will be juggling lots of cases. Of course we're paying solicitors for their time, so should be able to expect prompt responses and an idea of when they might be getting back to us (this sort of communication is patchy in my experience though). I'm still gutted that the solicitor I built a great relationship with on our first purchase has left  - her replacement isn't exactly filling me with confidence at the moment. Anyway, I hope your wait isn't too long.
