    Finger and toes crossed we should be hoping to exchange the end of this week. We are hopefully just waiting on some final enquiries to be answered by the top of the chain.

    Strongly worded email just been fired off to solicitor asking him in not so many words to get his finger out!!  It seems he and his assistant are just casually sitting back waiting for the LA to respond.  I've called the LA several times myself to try and get this moving but as usual with the LA, it's as if you're asking for blood.

    Searches came back within 3 days for us! Super shocked. 
    Contract and TR1 signed, and posted back. A few very basic enquiries sent to seller on friday afternoon. 
    Hopefully getting close now!

  • So close to exchange. 
    My buyers finally transfered their deposit to their solicitor. It took them 2 days , because only could do half amount / day. 

    Now my solicitor checking with Santander if they can release the funds for the 21st for completion. 

    Hopefully they can 🤞🏼🤞🏼 
  • I've been lurking on the thread for a while, but not posting as I am sooo far from exchange. I'm buying an older house from a vendor who is moving into a new-build retirement property that isn't yet finished. I was told it would hopefully be ready in October (and knew this when I made my offer) but obviously it could be much longer than that!

    After 6 months of viewings without finding anything that met all my must-haves, I had an offer accepted on 19/5/21 on a nice house with some acceptable compromises. The vendor accepted asking price despite the local market being one of the worst nationally for offers way over (combination of local tradition, plus the current market), so I was keen to demonstrate good faith by getting cracking with everything from my end. My mortgage offer came through early June, and I've paid for my searches (most, if not all, of which are back) and survey (which didn't pick up any horrors and valued the house at asking price). I've spent coming up on £1k on the purchase so far. However, my solicitor requested the draft contract on 1st June and they have heard absolutely nothing!

    I've now emailed the EA to see if they can chase it up with the vendor's solicitors. My vendor is an older lady, so it's possible that she just needs a bit more time to get things done, and I'm totally fine with that (I also struggled with the initial frenetic post-acceptance pace as I'm working full-time and still recovering from having COVID a few months ago) but I would appreciate someone telling me that rather than leaving me fretting that she's having second thoughts, or has just instructed the world's slowest conveyancers (that the EA tried to persuade me to use as well "to make everything quicker"). 

    I'm currently living in pretty grotty shared accommodation at work (a single bedroom for me, then a shared toilet, shower, and kitchen) having lived alone in three-bed houses for the eight years before this. I can't wait to get my privacy back, and to get my hands on my first proper garden! I've been a container gardener the past few years (because I was living in rented), and even have a few windowsill tomato plants and herbs in my current accommodation. Getting a garden where I can actually put plants in the ground and build my soil has been one of the most important things to me as a FTB and I have already started sketching out where the asparagus bed, fruit trees, wildlife pond, etc are going to get squeezed into my modest suburban garden! I really, really, really don't want this sale to fall through...

    Applied for on 17th of June, came back today, really does depend on local authority though, some are taking an age. You can look at the search flow website for a vague idea of how long each authority is taking, although your solicitor should be able to advise on an expected timeline too.


    Thank you... I checked the website out and its saying 12 day turnaround for our area so fingers crossed its not too long... was shocked to see some ares are 70 days, eeek, glad we dont live in those places

    So fed up of chasing to try and get an exchange/completion date. It’s now been almost a week of trying to get one, calling their EA and my solicitor but their solicitors just won’t get back with a date.

    Called our solicitor this morning as we are hoping to exchange today - solicitor said they are waiting for a call back from the lender and then they can exchange contracts... no idea what they need from the lender at this point, as the lender has already confirmed funds are being sent for completion later this week!
