im with Santander and supposed to complete on the 21st of July. Now this making me nervous.0 -
We decided to start suggesting exchange/completion dates to the rest of the chain last Friday and today received an update from our vendors that their solicitor just ordered searches... They had their offer accepted start of June. They said they're going full steam ahead. Doesn't sound like it to me. We're going to see the house for a second viewing this weekend and the vendors are showing us around. I will very tempted to say something about them dragging their heels, but will have to reframe.
On another note, our sale is almost completed and we received contracts and deed to be signed... the deed has the previous owners' names on it instead of us and our buyer and the solicitor is just ignoring our emails now.0 -

I am so stressed! Hoping someone might be able to advice. The people we are buying from are moving to Spain. A few weeks ago we got our mortgage deal and our pack, signed contracts etc theres 3 people in chain before us all ready to go. We stated to our solicitor and to the EA that we want to be in by 23rd July for various reasons. Our solicitor has been working to this date for completion, there has been 2 bits of paperwork that the people we are buying from failed to give, one of these has been solved with an indemnity policy the other they have had to ask NHBC for a copy of, this is holding us up for exchanging! But our solicitor said this morning as long as we get that this week we can still complete next week (23rd) then out of no where this evening I get a phone call from the EA saying that their vendors are currently in Spain!!! And won’t be back until the 29th July and then will need a couple of weeks to sort their belongings. So obviously we can’t complete on 23rd but their solicitor had agreed to work to that date too! Family and friends I’ve spoken to have said about threatening to pull out to try and get them back here sooner? Would this work? Or is this childish and we’ll end up losing the house!?0

@MayMark I always think that if you are going to threaten anything, always be prepared to follow through. So have a think as to how much of a delay 2 weeks will actually be and what it will mean to you in practical terms.
sorry it’s so stressful for you though…2 -

@MayMark so frustrating. You'd think they might have thought to say they were going to Spain. My in-laws recently threatened to pull out, they were serious about doing so and already had lined up temporary accommodation, and everything suddenly happened in a few days. Hope things work out.
My sellers solicitor has been off ill since last week apparently but there is still a chance we can exchange today as the assistant could do it. Waiting to hear back.0 -
Anyone else’s with Santander ?
my solicitor contacted with them yesterday if we can draw funds for the 21st.He said they need a 3-5 days notice. So far I haven’t heard back anything from the bank.I thought we can exchange yesterday. I had no clue we need a confirmation from Santander as well.0 -
We're apparently all ready to go, solicitor emailed yesterday to say we should be able to exchange today but I've heard nothing so assuming that that won't be happening. We're completing on Friday, and there's only us and the seller involved with no chain so technically we could exchange and complete the same day, but I really just want to exchange now so that everything is set in stone 😂
I'm midway through packing, starting 4 days before we get the keys wasn't my smartest move, but we're in a teeny flat, so the stuff is limited by the space, the furniture isn't ours and I couldn't bear living among boxes for weeks on end. We've given ourselves a week overlap with the rent so that we don't have to rush out all in one go.
Just cannot wait to have those keys in my hand on Friday, it'll be 5 months exactly from when our offer was accepted, as first time buyers and a property without a chain I was not expecting it to take this long!!2
