    Little update from me. 

    Our sellers solicitor hasn’t done any work on their sale to us or their onward purchase for 5 weeks due to stamp duty deadline. She is going to start this week.

    we actually met the sellers last week and they are now emailing us each with with updates once they catch up with their solicitor. 

    They should have searches back next week and will have signed and returned the land transfer form along with their neighbour so our last enquiry will be sorted. 

    Then it’s just a waiting game of how long they and their sellers take to sign contracts and then we should be good to go. 

    Annoyingly we missed stamp duty and we have literally saved just enough to pay for it all. Not sure how we will afford removals to be honest.

    We never were chasing the stamp duty holiday as wasn't realistic, but does frustrate me that we are paying a premium for the house we are buying because of the holiday and inflated prices but none of the benefits 🙄
  • Hello all! Sorry for radio silence for last week. We completed last Tuesday and removals moved us Friday and I spent the time between getting keys and removals arriving cleaning. I can see now why we had to break our chain and go into rented... because someone up there 👆🏼 was looking after us... it would have been awful to have moved in the way it was. We haven’t seen the house for 7 months and in that time of our 1st & 2nd viewing they must have smoked in house even in bedrooms. So I have washed everything, even mopped walls. 

    Half cut onions everywhere, plug ins galore and every window open from
    dawn to dusk lol. It smells miles better already, but will have to paint a couple of rooms next week. 

    Saying that we adore the house, so very grateful we are finally here and a smile has not left my face for days. It seems like the past 7 months of stress was absolutely worth every day of it! 

    Sorry to see so many of you still not exchanged, especially my forum house moving buddy Laura! I’m hoping your solicitors assistant got that deed of consent off to lender and come first thing Monday  morning you will Have exchanged! 

    To everyone else; keep sane, it will happen it’s just one hell of a rollercoaster ride!

    Best of luck to everyone this week.

    Should hear from Estate Agents today to make sure there is no issue with the enquiries sent to sellers, its been a couple of weeks and know they were keen for a quick sale. Probably their solicitor sitting on them though because of last weeks deadline.

    Hello everyone, long time lurker here.

    I've been following everyone's timelines with interest and thought I'd join as this forum really helped when I was over on the Nationwide thread. Hoping by joining in here will keep me sane in the coming weeks as I'm finding myself more and more anxious/annoyed/frustrated/want to cry etc etc

    I've been getting frustrated with the vendors solicitor just not doing anything without having to tantrum like a two year old lol. I am quite lucky as the person doing my conveyancing is a personal friend so I acknowledge I'm probably getting a better service than standard, but the vendors solicitor takes the biscuit!

    Offer was accepted 6th May, Solicitors instructed 7th May, Mortgage applied for 8th of May. F&F details was done with vendors on the 15th of May and this was returned to their solicitors on the 16th. There was a delay on my side getting Mortgage offer due to NW messing up with valuation instructions, but on site survey finally took place on 29th May & Offer was issued same day. 

    I thought that would be the hardest hurdle, little did I know. Vendors solicitor would not release draft contract and for 3 weeks said stupid things like 'will be issuing imminently' and 'will be with you tomorrow at the latest', I am led to understand they are understaffed but I have a limited sympathy as they could have not taken on more worth than they could handle. After some feet stamping the draft contract finally arrived on the 17th June. Searches were then applied for the same day and were told they would be back on the 10th of July.

    Enquiries sent by my solicitor to vendors solicitor on 18th June. Vendors solicitor did not forward to the vendors until 1st of July. 

    To make matters worse, my landlord has gotten wind that I'm leaving and is really pushing me to offer my notice as he has found a new tenant, but they only want the property if they can move in by a certain date. If I was just relying on my solicitor then I'd be confident that I'd complete in time (but still wouldn't be silly enough to offer notice until after exchange), but with the vendors solicitor in the mix - who knows!?

    Just cannot wait for this to be done and thank goodness I found a property I can imagine being in for some time, as I don't want to do this again in a hurry

    Small update from me - waiting on the authority to complete arriving from Target to for the HTB redemption. Our buyers have released funds to their solicitor with their deposit and we're hopefully exchanging and completing all in one smooth go on Friday.

    Removal man all paid and booked so fingers crossed!

    I've already got news! I received a message and an email from the lender literally minutes ago, saying they've released the funds and opened my mortgage account!!
    I know the solicitor wanted to at least exchange today and if the funds arrived early enough maybe even complete, so I'm really hopeful now!!
    We might be exchanging on the same day! So exciting!
    Ahhhh brilliant news!!!
