    wow that's really quick... Are you in a chain ? our searches have been requested so really hoping we could be completed by September at latest

    Nope I'm a FTB and it's just me and my girlfriend. Area Searches took 3 weeks so it's plausible it could be completed by then.

    So I’ve had the keys a few days and I’m feeling overwhelmed. It’s literally disgusting. How could the sellers leave it in such a state. The garden looks like a HMO garden. Spent four hours building an ottoman bed today and that’s with all the cleaning honestly my back is in tatters.

    Anyone got an deep cleaning tips? As much as I clean I don’t think it will ever be clean. 
    Us too! Picked up keys on Monday, the house needs far more work than we remembered. It absolutely stank of cigarettes, everything is yellow and sticky. Thankfully we have a 5 week crossover. We've spent 5 days gutting and cleaning. It still smells. Cooker looks like it hasn't been cleaned in years, yellow flith on shower tiles *boak
    Buying timeline 
    7/4 - Offer accepted on a property 
    14/4 - Valuation booked by lender
    15/4 - Down valued by 20k
    21/4 - New offer negotiated
    21/4 - Mortgage offer received!
    26/4 Memo of sale issued 
    30/4 Homebuyers survey 
    5/05 Draft contacts received
    6/5 Searches raised (should be received by 27.5.21) 
    7/5 Queries raised by our solicitor 
    10/5 Title deeds etc signed by us and send back 
    13/5 Purchase contract and transfer signed and sent back
    20/5 Enquiries received from seller in part (2 queries outstanding)



     
  • All searches in our chain are back.  Solicitor reckons exchange could be within next 2 to 3 weeks, depends on enquiries.  It can’t come soon enough!

    I'm 6 weeks after having my offer accepted (first time buyer, no chain, sellers eager to move quickly) and the silence from my conveyancer is just so draining.

    I chose a local solicitor with good reviews at a slightly higher price than I was quoted elsewhere, because I wanted the purchase to go as smoothly as possible. And it's not that my conveyancer isn't doing anything - he just doesn't communicate at all. Milestones like draft contracts being received, mortgage offer being received, searches being sent out, searches being returned etc. all happened without any update from my conveyancer to let me know how things were progressing.

    I'm basically in a situation where I'm told not to ask for updates, but the conveyancer also won't give updates of his own volition, so I'm expected to just sit in silence and hope that things are happening. The solicitor's office has an auto-response set up so that literally every time anyone gets an email, a boilerplate reply is sent back saying that they're very busy because of the stamp duty deadline and I shouldn't contact them unless it's absolutely essential. I get this email even when I'm sending stuff that the solicitor has asked me for. In fact, because his assistant is CC'd, I get it twice.

    Apparently this is not at all unusual and the opinion among conveyancers is that any client who has the audacity to ask for an update is wasting their time. It feels like the entire system just isn't fit for purpose. I shouldn't be kept in the dark this much when I'm making the biggest purchase of my life.

    Hey, wondering if anyone can offer any advice.
    I was set to complete and exchange on Friday 18th June, at 16:20 on Thursday 17th my solicitor called to say there was a delay on the sellers side, so there would be delays.
    2 weeks later and I still have no date, my solicitor is great and chasing the vendors solicitor daily, but he is unable to provide me with a worst case scenario date at the moment.
    It turns out that there was a charging order against the house that the vendor had 'forgotten' about, an AN1 application has been submitted and with the debtors legal advisor since 15th June (we have no idea why the vendors solicitor didn't advise us of issues any earlier). I'm just wondering if anyone has experienced anything similar and would know a rough timescale?

    Being an eager FTB that is relocating back home with a three year old in tow, I gave notice on my rental property as soon as a date was agreed and me and my son are currently sharing a bed and living out of boxes at my mums house, it's a nightmare! I know it could be worse, but I just want to get my boy back into some form of routine and normality 😔 any advice would be appreciated!

    They need to pay of the debt then wait for the debt clearance paperwork to reach their lender. Then the lender will remove the charge on the house.
    Can take a while for lender to receive the notice so they really need to be chasing up the company that had the charge to check it's notified their lender.

    If the charge will be paid on completion instead, then they need that agreed with whoever the charge is with, so again it involves them chasing it up.

    Tentatively joining in on this thread. @JMcc123 I'm going through something a bit similar. 

    I had my offer accepted mid February. First time buyer, cash, no chain, empty property, and I'm living in a shared house which is awful - threatening housemate, dirty, etc. Working from home so spend all day in the bedroom/office - just really struggling to do anything with my life until I move in to my own place. 

    Turned out there were several charges on the place I'm buying - they are to be paid upon completion, which has delayed everything even more. Now the seller's solicitor has left their job :( Just feel completely hopeless.

    And if anyone knows what a redemption figure is, I'd appreciate knowing :)

    All the money is with my solicitor, I am completely ready to go and was supposed to complete on the 30th June but now have no idea what's happening.
