  • @trance_abbey that sounds like a nightmare! Bet they'll kick themselves when they realize who you were though... How much garden space are we talking?

    After sleeping on the whole idiot buyer pulling out thing I'm feeling a bit more zen this morning. Apparently she's sending us a card to apologize...but unless it has a cheque for our costs incurred so far in it, I'm not interested.

    Have thought up a reply I'll never send detailing the exact financial and emotional impact of every element of her behaviour (of course understanding it's her right to pull out at anytime, but the way she did it was particularly crap). 

    Instead I'm thinking of just returning the card with no reply in an old fashioned version of "leaving her on read". I don't want her to think she can somehow atone for dicking people around with a card!!

    Hoping to hear back from the other offer we had, but in the meantime going to be spending my evening re-tidying the house for any more viewings and finding places to stash the packing boxes we've been collecting.

    Fingers crossed everyone has better news than me today!

    Hey folks, 
    We have just received our mortgage offer in the post from Barclays and I have a question as I’m confused about something... 
    The one page says...
    The amount of £165,965.00 will be sent to your solicitor for completion.
    Another page says...
    Amount and currency of loan to be granted: £166,000.00
    Then... (Which is all correct)  
    The purchase price of the property assumed to prepare this offer: £190,000
    Maximum LTV 90%
    The maximum amount you could theoretically borrow on this loan would be £171,000... which is exactly what we expect it to be. 
    I’m going to assume this has something to do with our interest rate but perhaps someone can advise!?

    They pulled out first time due to radon gas being high (despite the fact that our local searches came back as low, it's just the area in general that is high), then came back to renegotiate based on a layout issue (easily solvable with a stud wall not worth the £8k they wanted knocking off). By that time we'd already remarketed the house and had viewings booked in so said flat no.

    They came back with their original offer and a bit of a begging email about how much they liked the property, had done viewings and not seen anything like it etc etc. They were still the highest offer and in the best position to proceed, so we (foolishly) gave them the benefit of the doubt and accepted.

    Everything seemed to be ticking over ok, they said they didn't want a survey as we'd answered all of their questions and provided certs etc. We agreed to leave our wardrobes (which we wanted to anyway!) Then my EA was away last week, I followed up on Monday and our solicitors checked with their solicitors who said they were proceeding, but we're waiting for funds to start searches.

    Got a phonecall yesterday morning saying they'd emailed the EA saying they'd pulled out for personal reasons and would be sending us a card to apologise.

    So back on the market (again) and the EA is going back to the lower offer to see if they are still interested, assuming they haven't found anywhere else.

    Not sure when the EA will tell our onward purchase about this all though... Fortunately they are chain free and have already moved out.

    Is your confusion over the £165,965 vs £166,000?

    I would guess there is a £35 fee for them transferring the mortgage funds to your solicitor, which should be listed elsewhere in the offer. Instead of charging you for that explicitly, they just deduct it from the money lent.

    Our solicitor is using a 3rd party search company and they are taking foreeeeever. I emailed the council myself to ask, if they'd received a request, received on 17th May and was provided on the 18th. So must be one of the other ones they're waiting on as the solicitors advised they expected them back next week!
    Hopefully they'll be quick with the enquiries, I know our vendor & their solicitors are bang on it so that should get done pretty quickly and we can almost think about dates!

    I have a Barclays mortgage offer too and yep, I think sw7 is right. My letter says:
    Funds Transfer fee (payable when the mortgage application has completed and is nonrefundable): £35.00
    That said, there's nothing on mine that mentions what'll be sent to the solicitor. Was that written on a cover letter?

    Update from my end. Vendors solicitor and mine spoke yesterday. Apparently they are still trying to complete for the 14th! Despite this outstanding issue with 'A Shade Greener'. My solicitor told me to send an email to him giving authority to exchange and complete, and to begin the request of funds from our provider as otherwise we won't have the funds by the 14th. Seems things are rapidly progressing, when a few days ago we still looked miles away!

  • Our buyers have suddenly become uncontactable (through the EA) which is making me very nervous (we're trying to find out if they want some furniture that we don't need for the move or if it's a charity/skip thing)

    They have a mortgage in place and contract packs have been looked over, random questions about road adoption etc all answered, searches in place etc I'm just naturally anxious person so managed to convince myself last night the whole thing would fall apart. 
    There really should be a health warning with moving houses!
