FTB here and feeling defeated that our purchase might fall through.
Seller is threatening to put the house back on the market but our solicitor is strongly advising not to complete yet as it turns out the house being sold to us isn't even in the sellers name!
Any advice on just how to pick yourself up again would be great, doesn't help that the flat we're currently renting is on the market now too (though luckily our landlord is very kind and has told us not to worry)0 -

Honestly, I’m not even sure where I am at in the process rn.I’ve just chased, well tried to chase the outstanding enquiries via the vendors estate agent but they said they wouldn’t get involved and our solicitor should chase it. Which, they rarely want to do or don’t do. I know this as I had to chase to get the memorandum of sale which took 2 weeks and wasn’t chased at all.I think we have completed/signed everything else so I assume these are the last things needed in order to exchange/complete as we are taking out delayed search insurance.Should I keep chasing as it’s only been a week or leave it? I feel like i’m crazy, bugging them all the time.0

Got a verbal agreement on completion and moving on the 18th from everyone in the chain, just waiting on solicitor to confirm they've seen & got everything they need & are happy to get the bank side of things rolling 🤞0

The seller's have now replied to the final enquiries and we've proposed a completion date of 'as soon as possible but no later than 28th June,'! I am now wishing I'd said a bit earlier even though we're not in a huge rush to move as we're living with in laws currently and will probably get the work done in the house first before actually moving in (about a week's worth of painting, replacing flooring, fitting a new bathroom fan, cleaning and fitting appliances etc.). I'm just slightly on the impatient side and excited to get going (can you tell I'm a FTB!).
Our chain is fairly short (us-vendor-empty property) and when we spoke to the EA yesterday to book in some time to go visit the house again and measure up everything etc. he did mention that the seller's onward purchase is progressing at the same fast pace which is a good sign! It's been about 8 wks so far and I know we're lucky but this great weather just has me in a good mood wishing for all things pleasant!

We just got confirmation that we're good to attempt exchange tomorrow with completion on 21st,so finally something to get excited about!
What actually happens on exchange day? If we're FTB in a chain of 7, do we exchange first or is the exchange only valid once the entire chain is done?0
