    We have an update! So “Challenge for Completion in less than 4 weeks” is on track!!! Just a few things o/s for vendors above but they are marching forward very fast. All I can do now is hope and hope Lady Luck is on our side!!!!!! We’ve got this peeps 🙌🏻🙌🏻🙌🏻🙌🏻

    Still waiting to exchange , hoping for this week. Panicking i won't find a removals company with available dates.  I have emailed 3 to see what there availability is fir June and they are fully booked.  And I cant book without a completion date eek.
    You will be fine, just get your dates and get exchanged and you will find one company that can, even if they have to come from 45 mins away. 💞

    This happened to my friends and they ended up using 'any van' as they exchanged 3 days before completion. Mixed bag I think but theirs were OK so perhaps an option if really stuck.

    Just had a call from the vendor. They can't find a removal company, but can find one a week or so before (estimated) completion.
    So their suggestion is to move the bulk out prior to completion (to storage), then remove the remaining stuff a few days after the SDLT deadline.

    Is this totally mad, or a reasonable idea? I am concerned our solicitors will flat out refuse such a plan from a vacant possession, legal point of view. So perhaps the way forward is to keep it as a private agreement and not inform the solicitors. Good idea? Terrible idea?

    In the same breath, we've also been asked what missing the deadline would mean to us, where whether or not they book the pre-completion removal company (to storage) would be dependent on that answer. Talk about stressful...!

    Why not put it al in storage minus what you can fit in a man with a van?

    Hey, when people have mentioned reviewing draft contracts, are you referring to the solicitors receiving them on your behalf or you yourself getting them?
    When I last spoke to our solicitor she said we are essentially ready to go when the vendor has secured her rental property, yet we haven't seen any contracts, any fixtures and fittings lists etc. Is this something we should have by now? Might just be FTB naivity!

    I think the idea is that they need to live there for the week between removal date and completion date, so need a few things like a sofa, bed, and TV.

    I've followed up to see if we can simply complete a week earlier but o got the impression that wasn't a possibility... Ah!

    I’m right back to square one. I’ve been waiting three months for the vendors solicitor to register a parking space they forgot to include when they bought the property new. Anyway it’s finally come back to my solicitor and they’ve registered it as a garage. I am so mad. How can they be so bad at their jobs. I got excited about finally being able to look at completion dates as well. I actually cannot believe they have done this me. Their incompetence is actually comical.

    I have got to the point where I have lost all excitement and interest in the house we are supposed to be buying.  We initially agreed a sale of our property in late August last year. After months of investigation the buyers turned out to not be able to proceed. Sold again - same thing but due to an issue with the buyers own land.  We got new buyers in February then they had to stop their sale as their buyers had not even applied for their mortgage. They got new buyers same day but now the last search is taking ages.  Now it looks like we won't meet the stamp duty deadline.  It's just soul destroying, especially as none of it has been a problem with our property.  Every Monday morning I wake up with enthusiasm and hope but by the end of that day I am in despair again after not hearing anything, which usually continues the whole week.  We have been living out of boxes since the beginning of October last year - as we kept been told completion was imminent.  It's causing lots of arguments with me and my hubby as we are both so stressed - added to the fact that his Mum died 3 weeks ago and we had to arrange a funeral and everything whilst living 100 miles away. I just want it all to end.Grrrrr!
