    Another drama. Seller set a deadline for the exchange and fortunately all enquries are resolved eventually before the deadline. Then my solicitor confirmed that we are ready to exchange, so he sent a email to the seller's solicitor to confirm the completion date. He said we would be able to exchange today or tomorrow if everything goes fine. Meanwhile I sent the required fund to my solicitor.

    You know what happened? It turned out that the seller's solicitor is on leave today so no one there could confirm the date. Exchange wont happen until she returns. What a comedy. 🤣

    I was reading your comment and thinking the same! I wouldn't be surprised if their solicitor had gone on holiday and didn't inform them, as that seems to be standard practice!!! Keeping fingers crossed for us both!

    When chasing payments and inane details, solicitors are fantastic.
    When it comes to responding and acting upon said inane details, I've more confidence in the passenger seat of a car being driven by Stevie Wonder

  • Spoke to the estate agent yesterday to chase the vendors solicitor as there are 6 outstanding enquiries left. They said they were drafted and would send them over to my solicitor yesterday. As of 5pm today he still hasn't received them, so someone is telling porkies somewhere. 
  • Trying not to get my hopes up yet again, but, the last two enquiries should be resolved! Turns out the council gave the search company the wrong info regarding a through lounge and removal of chimney breast (lol there was a pretty solid wall in between the lounge and kitchen) - so that's been removed from my search report and enquiry resolved! Getting an indemnity policy for the 'front garden' which is being used as a driveway so the door is closing on that one! I've given my solicitor the date of the 28th June to complete. I'm still honestly astonished by the fact that by the time I get the keys there will be a whopping 6 months between offer accepted and completion on a chain-less purchase with an FTB(me) - God give me strength.

    If there is one piece of unwarranted advice I have for anyone on here, its to stay on top of your solicitor and the agent and chase relentlessly - yes you will feel like a pest and it is annoying because you know you pay people to do a job but as buyer/seller you can genuinely help things along! I think they'd still be going back and forth over certain things if I hadn't pestered for updates.

    Anyway, off to the bank I go tomorrow to transfer my deposit over!

    Arrrrgh.
    I realised that I have the sellers phone number so I called this afternoon and asked about all the outstanding documents and she misunderstood who I was / what I was asking about and spilled that there’s a massive boundary dispute
    Some years ago (I don’t know when) she and her husband agreed to move the boundary fence so the neighbours could have some of their garden so they could fit a shed at the back of their property.. When I viewed the property I was told that the shed was being demolished and the fence would be restored to the boundary line, but apparently the neighbour is now refusing to give the land back and said to take her to court to fight for it!!
    The whole story was a bit hard to follow, but it seems as though the neighbour is now in care and the son has taken over managing the property so they are going to try to negotiate with him.

    After all that I still don't know if they've sent through the documents and now I have a new thing to worry about...
    I'm never going to get this purchase through before the stamp duty deadline :(

    My story so far ! 
    Enquired about a house in July 2020. Property was empty and not on market. Found one of the executors and had a chat was told the property was getting sorted to go to court for confirmation ( Scotland) confirmation finally came through April 21 because it is so slow going our offer was accepted on the 12 may 
    4 executors who hate each other and don’t talk to each other. 
    My solicitor sent over the official offer letter on the 13th May which stated a letter of acceptance should reach them my 5pm on the 27th may and so far nothing received from executors solicitor. My solicitor has chased them up but not responding, we are all set mortgage offer went in on the 17th may and with in 3hrs it was approved and offered. I messaged one of the executors yesterday and asked if she heard anything from her solicitor and she said no and she would chase them up. 
    Have no idea what the hold up is don’t have an official acceptance letter or an agreed date on entry. I feel it’s their solicitor that is holding everything up for what should have been a simple no chain sale. I know some people wait months and my offer was accepted 4 weeks ago verbally but I feel I have been waiting a year and just ready to complete now and get the keys 🔑
