    Monday's debacle was with regard to the indemnity insurance regarding no right of way over unadopted road. Quote from the vendor conveyancer was "I'm not explaining to Ms Vendor why she needs it, she's too stupid to understand.":eek:

    My solicitor may have told her a few home truths at this point, which didn't go down too well. Hence my call to the EA (the only ones who could usually get through to conveyancer) to tell them they had 30 minutes to sort it. I think they went to the vendor and explained in words of one syllable why it was needed.

    Last night I dreamed I went to look at the house for measuring up, and the roof had caved in!!!

    Blimey Trix-a-belle, that's some moving day!
    Still waiting here. Chased solicitor yesterday but no further forward. She has been chasing vendors solicitor for the building control sign off (from 15 years ago when house was a new build), as well as speaking to NHBC and the council to see if they have a record of the private company that carried it out. She didnt actually say if she got anyvanswers though!! Im guessung not or she would have said so. Our lender won't mortgage the property without it so I'm beginning to think this will all fall apart :(

    Moving day has arrived for me, 19 weeks and 1 day since the offer made and accepted.

    We're FTB and funds were released yesterday from our mortgage provider so hoping everything will go smoothly, just awaiting movers now at 9:30 as I've paid extra for them to pack for us and they can do it all same day.

    Little update: had our CCTV drainage survey yesterday and the bit we wanted the engineer to check he couldn't access because the access chamber lid was seized shut so now we have to get the vendor to pay to fix it so we can pay for another bloody CCTV survey!

    Still waiting on searches coming back. Viewing the house tomorrow to agree what furniture the vendor can leave for us. They are downsizing and its a huge house so lot of stuff. We want in, they want out so as a compromise we might have to clear some stuff once moved in.
  • RXT156 looks like we are at the same stage. We are also waiting for draft contract from vendors solicitor - 20 days and counting . I think our delay mught have been because their vendor had lost the property she wanted to buy so they might have been holding to see what would happen . We are all in a complete chain again now - 4 step so hopefully all goes well

    Congrats trix-a-belle and everyone moving today....you have all left the world of the unknown that the rest of us a walloping in :-))

    The EA rang yesterday & said our buyer has paid for a damp & timber survey :eek: I was half expecting it as the house was built in 1902. Just hope nothing bad shows on it & he doesn’t want to re negotiate his offer as we already knocked quite a bit off asking price. my worry is low levels of damp came up when we remortgaged about 18 months ago & they said to add a vent in the chimney breast ( which we did) the mortgage valuation is this Friday as well

    Finally, some news for us - lender has received amended valuation report which now says our new house is 'acceptable' rather than 'not acceptable' :j :j :j :rotfl: It'll take them a couple of days to officially underwrite it apparently, then we should receive our mortgage offer shortly after that :T

    Not holding my breath - considering what's happened so far I wouldn't put it past them to issue an offer for a different amount than we asked for (despite already agreeing the amount), or for a different house :rotfl:

    Still, some progress :T

    Survey booked for Monday, and they'll ring me on the same day to give an overview. Going to book a second viewing for some time next week too - hopefully we'll have mortgage offer by then too :j

    Our buyers have managed to get a structural engineer for tomorrow (was meant to be next week). We're talking about nothing else and driving each other insane at home.


    The stress has got to me this week :( We were meant to be exchanging any day but my buyers just keep on putting spokes into the wheel...


    I suppose there are three possible outcomes. 1) they buy it. 2) they buy it but look for a discount (could be thousands). 3. They pull out...


    At least we don't have to wait a week. I suppose it's better tomorrow - like pulling off a plaster. My OH's birthday this weekend too - that's either going to be a lovely weekend or a bloody horrible one.


    PS ta for the update trix-a-belle - we were all wondering! :D Got there in the end!

    We have said the same about our damp & timber survey. They will buy it still, try & re negotiate or pull out :eek: I wish ours was tomorrow instead of another week away. Good luck for tomorrow :)
