    Probably not.

    Until your solicitor receives the draft contract they cannot begin the conveyancing work on your purchase.

    Sounds like you're nearer the beginning than the end.

  • Well tonight is the last night in the rented house and tomorrow we move into our first home!

    Have to admit I didn't see this happening as it wasn't that long ago I thought we wouldn't get on the property ladder but a relocation up north for jobs and some hard saving and we've made it.

    Movers due at 9:30 and paid for them to do packing for us as well as dismantling and rebuilding furniture. Partner is off to collect the keys as soon as they are ready and I'm chilling in the old house until it's ready for me and our cat to head down.

    We still have to pay rent on the rented house until it becomes occupied but the agent has it up for rent and is putting it on at a competitive price compared to other properties in the area - benefit of us having been good tenants for the past few years.

    I don't know how I'll manage to sleep tonight, far too excited.

    Thanks all you are good luck for me, I post on here and then I get updates and progress....
    So my moving day was not the easy load up, 20 minute jaunt down the road, offload I had hoped, no funnies just :eek::eek::eek::eek: hair raising tales!!!
    Movers arrived with probably the largest truck in their fleet, not entirely sure how they got it in my little estate at 8am, progress made reasonably well on loading, van gone & house cleaned (so they could take the vacuum also) by midday, 1pm I decide to go and park up closer to the EA ready for key grab leaving housemate in the house to catch her fish at the latest possible point.
    2pm comes and goes, 2.30 update from my solicitors assistant: the bottom of the chain (that pesky investor using metrobank) only drew down their mortgage funds on the day of completion rather than friday & there was a problem. (housemate decided to catch the fish up at this sort of time as the new owners van was outside waiting as mine also was at the new house)

    Further update later that the funds only completed on my buyers property at ~3.30pm!

    4.20pm the funds finally land for my property sale & my solicitor had already agreed with my sellers solicitor that we would send funds straight to the top of the chain, as they are about the only ones with common sense and bright ideas to fix the delays and screw ups caused by others in our chain and get key release on both properties simultaneously (yes that would be to send the money to someone that was not my sellers who were moving in with family/into rented & were even saying that to me this month! they actually bought somewhere else).
    I was in the EA from 4.20 pleading to their better nature to give me the keys as the money was in the system [no dice], I had had my movers office on the phone talking about the crew pulling out as it was getting late and dark.... & my sellers were using the same firm so had also updated (/stressed me out) me on this point that if we didn't get the keys by 5pm the vans would go back to the depot and redeliver at the end of the week (no availability until then)

    Just as I posted on here at 4.50pm that I still didn't have keys (& was about to have a melt down on the EA office floor) the movers office called, moaned that they were getting different stories from me & my seller as she was saying she had keys (but at this stage no one had updated me), luckily at that moment the EA phone rang to confirm keys could be released, I think I probably went ultrasonic on the poor guy on the phone. My solicitor was probably the very last person (except my EA who sold my place and has also been a legend) to finally get told it had all gone through & their common sense had saved the day at 5pm.

    I luckily convinced my seller to come back with the bunch of keys she had taken with her to her new place (that she didn't feel was safe putting through the door?!! despite knowing I was going to be there not that long after she finally left) to take them back as she was closer so my guys and housemate could get in and get going.
    My moving crew were fab, dragged another team in who had finished early to help offload (on the assumption they were going to be able to offload) & got everything off & in the house pretty much where it needed to be in an hour!
    It ended up being right on the limit time wise for my housemates fish but they seem happy (& alive).

    The only slight downside (apart from the monumental stress and nerves being totally shot) was the rather special guy from the other crew who let all the sump oil pee out from my industrial sewing machine as he wheeled it down the ramp till me & the lead guy shouted at him when we spotted it.

    & now I need to solve the issue of having absolutely no phone signal or internet & am getting the oven delivered on thursday but they tell you the slot on the day, trying to get the whole day off but work is utterly mental currently.
    - Mortgage: 1st one down, 2nd also busted
    - Student Loan gone

    Thank you, murder still a possibility with some people......

    eta: not sure how I managed the 20 hour day either, couldn't sleep after about 3.30am & was up till 11.30pm sorting boxes so there was a route through the mayhem this morning.

    back to work tomorrow :(

    After a few weeks of utter hell.....

    I think I exchanged today!

    My not-finest moment was yesterday at noon when the vendor's conveyancers refused to talk to my solicitor, and I was screaming down the phone at the EA that they had better get the vendor to pull her finger out and agree to exchange, and that they had thirty minutes in which to set a date, or I was phoning a rival agent and putting in a realistic offer on another property.

    That did the trick and we had exchange agreed for today.

    I was in meetings all this afternoon so couldn't phone solicitor. Anyway we had agreed at lunchtime exchange was fine, and set completion for 2 weeks today.

    Now I'm wondering what can possibly go wrong...

    Dancing_star how come they were refusing to talk to your solicitor? Sometimes you have to lay down the law (no pun intended :p) to get things done!!
  • Well done trix-a-belle and Natbag! Hope you are both happy in your new homes!

    We got word today that we have our Mortgage Offer. Got home to find a pack of paperwork waiting for us from the lender with details of the offer. Need to read that in the morning.

    Solicitor confirmed on Friday that searched had been sent for and that they had received the "pack from the seller's solicitors" whatever that is. Trying to be patient but also figure out what is an acceptable amount of time to wait before nagging them again.

    Fingers crossed for a productive week for all.

    Crikey trixabelle, what a story! :eek: glad you're finally in, thank goodness!

    And I hope you *have* exchanged dancing star, quite ridiculous that you had to yell to get things done :eek:

    No news from me today, except the surveyor confirming he's got al our details and will get it booked in (he has space on Monday and as it's an estate sale, should be fine to just get keys from estate agent)

    Lender's valuer is due to send amended valuation report back to lender tomorrow, and broker said they'd chase the area manager to get a response asap, but as usual I'm not holding my breath.

    Fortunately I'm out and about at work tomorrow so won't be able to obsessively sit staring at phone - I'll leave it in the office and just look when I go back every couple of hours...
