    Welcome to everyone who has recently joined.

    We are still waiting to hear from our solicitor as to when we will be exchanging. We are due to complete a week today, so the weekend was full of packing, taking down and flat-packing furniture etc ready, as we're moving into our new address this Sunday. I was hoping we would have exchanged by now, but the waiting game continues!

  • Got to appoint a solicitor before they will confirm that the vendor has accepted my offer so getting quote from all over but so unsure who to appoint as there are some wildly different prices! Not sure whether to go for the slightly more expensive firm who are 3 doors down from my office or go for basically an online firm based in a different city from me!

    We went with a firm that's just a few minutes away and I'm so glad we did! It's meant I've been able to nip there to drop things off so they get everything quickly and it was easy to make an appointment to sign the contracts. Our buyer's solicitor is a huge firm that operates like a call centre and is based miles away and they've been so slow at getting anything done, so I'm not sure if the online firm you're looking at might cause a similar issue. Just my thoughts :)

    Welcome to the new folks :hello: I once read a helpful post on here that said the best thing you could do when buying a house was to take up yoga :rotfl: :rotfl: Wish I'd followed their advice :o

    We were told we'd definitely get mortgage decision today but no sign yet - have asked broker to chase. Buyer has been into our estate agents asking whether we have any news yet - I'm glad they're keen but so am I and if I knew a way to make the building society go faster I really would do it! :o

    Having said that, I think I have also delayed things somewhat myself today by ordering a survey :o:o Been putting this off until we actually got mortgage offer (because if we can't afford the house, there's no point shelling out £800 on a survey, right?) Gave in and ordered the damn thing anyway today - apparently they can do it next Monday and the surveyor will ring me immediately to tell me how it went.

    Seems our buyers and their buyers are ready, and it's just us that isn't :o Although last I heard we still didn't have a probate certificate from the seller's so maybe it's not just us :eek:

    That's how I'm feeling too the extra cost is definitely offset by the convenience the ability to find out progress is a lot easier I suppose if you're only a few minutes away!

    Apparently lender went back to the valuer for an 'amended valuation' on Thursday - he hasn't responded and they have to give him another 48 hours from now (so that'll be Wednesday), then the building society presumably get ANOTHER 2-3 days to think about it again, which takes us to next Monday :wall: :wall:

    Apparently, this is because the figure on the valuation has to match the exact figure on the mortgage offer. So presumably, if they weren't going to make an offer, they would have just told us no, and not bothered to go back AGAIN to the valuer??

    Hey ho. Got to presume nothing will happen for another week now.

    Off to update my Spreadsheet of Blame :mad: Lender is looking pretty bad on there...

    Our solicitor off sick again today so another day of no progress and still no idea if we can exchange on Friday/next week. Now only 7 working days till out deadline for giving notice on our rental. The sleepless nights continue!

    Third Anniversary
    Well the bottoms fallen out of my world this morning

    Got an offer from cash buyer for my house on 19/09 low but accepted to keep my chain going
    Got the Memorandum!of!Sale on the 29/09 so full steam ahead on the house I wanted and lost once
    All searches and mortgage done so waited for solicitors to trash out enquires

    This morning got an email reply saying ready to complete except my buyer not responding to calls
    This afternoon found out my buyer has never even started conveying and has dropped off the planet and now everyone is chasing my EA for answers

    So for 7 weeks the EA has had a board up saying sold in 7 days in my garden and it would seem to be a lie ......devastated :sad:

    Does it class as waiting to exchange if i am waiting for the valuation/searches to be done!? It has only been a week since solicitors were instructed/mortgage was approved. So impatient!! Wahhh

    Trix-a.belle - hope the radio silence for the last couple of hours means the keys are firmly in your hand and you're busy moving in!

    Akahotpot - :eek: that does not sound good. How can the EA have not followed things up before now? The EA for the house we are buying was in touch practically every day while we were waiting for the full mortgage offer, pushing for us to instruct the solicitor to start work.

    No progress here. Didn't expect any today, but there is always that slim hope that something might just happen :D Have decided to get pushy this week and keep pestering my solicitor for progress reports on the missing documents we've been promised will arrive his week. Hopefully she'll then pester the sellers solicitor to get their finger out to get rid of me :rotfl:
