What an absolute nightmare. I don't understand why anyone would make constant enquiries especially when they have had plenty of time to do so - i gave my solicitor a small list of about 3 things I wanted to know. Couldn't really think of anything else so she can just ask the vendors solicitor in an e-mail and job done. A friend of mine had the same issue with their buyers a few years ago. They would ask about something, get a response, all would go quiet, then a week later would ask something else. It went on for months and then right before exchange they asked if they could have the white goods. Why not ask at the beginning!?!?!? They've lost their onward property (2nd one) their seller put it back onto market (thought our vendor had pulled out - yeah right 🙄) and got offers our vendor can't match (their offer accepted early Feb). !!!!!! 😭😭😭Vendors gutted & considering rental- they really want us to buy. Will have confirmation of this today (agent working Sat). If they do go into rental we'll need month between exchange & completion. This means completion just before our mortgage offer due to expire & we need to exchange by end of next week. Buyers don't know this yet--though agent is priming them--BUT on Thursday they raise more (mostly ridiculous) Qs, one of which could jeopardise whole chain. They raise it 6 months in 🤯🤬😡REALLY???? This could have been dealt with while we waited for vendor's solicitor. So, we're going into bank holiday with everything on the line and juggling nightmares in both directions. I'm miserable and done with this whole thing.
People can be ridiculous. It doesn't take much to just sit down and compile a few questions for the vendor. Dragging it out for months is just irritating imo. I appreciate surveys etc can raise questions but again - thats relatively early on in the process.
I wouldn't worry about your buyer viewing again - i am thinking of doing the same for the one i'm buying once we have exchanged but it's not with the intention of renegotiating or changing my mind.

I figured for now thats enough as not much can be done until the local search is back.
Hoping to get in by beginning of july but not sure if i'm being nieve / ambitious.

It really is horrible - and massive life things get squeezed in a way that feels awful. My for dad is obsessed with the process of our move though and loves my updates, so the only positive I can see in all this is that it's given him some distraction! Yeah, I've been longing for dates and hadn't imagined we'd get them in such a difficult context. So the mortgage broker sent an email last night to the EA saying the mortgage was at 'pre-offer' stage. Not sure what this means exactly - I assume it's with the underwriters - but they said they expect a response from HSBC by end of next week. Thanks @caz_cardiff87 and welcome to the madness BTW! Yeah, our buyers' questions have been a constant drip-feed since January. I don't understand that approach either - and I hate it (it's a direct route to anxiety). We only had one question for our vendors after searches done in Feb & the rest were a few legal things our Solicitor had to raise. I think I'd be less worried about the visit if they weren't being so difficult.0

Anxiety is embedded in this process. My heart flips every time I get an email or call from anyone involved - usually cos I'm dealing with some complex work issue at the same time. My broker has done mine through HSBC, I was told similar and for me it meant it has been agreed subject to final underwriter checks. It really was quick after that and I had my mortgage offer the same week.mat1964 said:

Yes, same for me with NatWest. Underwriters were quick and made speedy offer. Lenders have been best part of this process. We're dealing with them directly and they respond within the hour to everything and sort out problems before I've even asked.amandacat said:

@Natbag Glad to see you've had some positive news - the waiting's so painful though. I do understand that solicitors & agents need leave, but in my experience they don't warn you. In fact, they usually mention it after dropping bad news. I reckon it's in the training manual for EAs & conveyancers.1
