    Seems earlier for to send your deposit, you would normally only send deposit monies when you have signed the contract? Have you had all enquires pre and post searches done yet? Your solicitors will do all of that and then “report to you”’along with land registry and contract etc... Talk to the agent you are buying form if your solicitor is not much help! 
    We have signed our contract, have had our survey done, all enquiries responded to, and all of our searches are back! We had an email today saying to send our deposit so that we can exchange today :)

    So we signed contracts last week and the sellers contacts are being posted out for them to sign....  does that mean we’re nearly there?

    Could be.... But I signed my contracts about 6 weeks ago but the bottom of the chain were still waiting for searches 🤦‍♀️

    Hi just interested to know how long everyone has taken to get to exchange point?
    I’m currently 10 weeks since offer agreed on a no chain property and I think it’ll be at least 3 more weeks before we agree an exchange date. Maybe longer at this rate.

    The house I sold recently was 9 weeks from offer accepted to exchange date and we had the exchange date agreed at week 7 so I (stupidly) thought we’d be looking at a similar timescale this time! We bought a no chain property on purpose due to staying with family and wanting to get in quickly but it seems to have made little difference.

    There is no chain for us so I’m hoping I’m close 😂

    Finally received news today buyer is proposing exchange 13th and completion 27th May. Offer was accepted mid February with no chain either side. 3.5 months which is what I expected, just want to complete the sale now and forget about it.

    House was originally put on sale last May but got messed around by buyer so had to relist in October. Will be glad when it is finally done and dusted.

    Week 17 I think here @amandacat - although ours is a double chain of three, and a purchase in the chain has had a difficult outstanding issue that has taken forever to resolve. You can see my timeline in my signature.

    Just had some positive news; my boyfriend's buyers have taken out house insurance on the house from 7th May - they won't be in by then, but the fact they've been told to do that is encouraging. Although we only know because the letter arrived here and the buyer's name is very close to my boyfriend's name and he opened it by mistake, ooops!
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    Our seller has pulled out again - second time in 5 days, told the agents thats it for us. They are also dumping them as a client. Shame as was a good house but not worth the stress of someone who clearly needs to have a good think about what they want. Search resumes, tempted to go for an empty house...

    Oh no, they have really messed you about haven't they? I think in the current market there are too many people making rash decisions that they are then regretting later, which is why the English house buying system is ridiculous, there is absolutely no protection for buyers. Hope you find somewhere else that you love just as much if not more.

    Aw sorry to hear this, this recently happened to my aunty when they were just about to exchange and then the seller pulled out and the EA said they had done it before! Luckily her buyers agreed to wait but she has had to start the process again but on a positive she has found an even nicer house so there is hope.  I am buying an empty house with no chain for a similar reason but I am still constantly worrying they will pull out. Fingers crossed for you to find something even better :-)
