As @Caz_Mnaz says, it really depends. We signed our contracts early March, so that our Solicitor could be ready to act...and here we are still. Feeling your despair! Why is it that highly paid solicitors just can't get the job done, or communicate? We're also hearing different stories from each link in chain. Welcome! The wait is the great unknown. I'm in same situation as you chain wise. It's taken me 6 months and counting, but others have been much quicker...or longer. Hope your experience is a good one.laura0289 said:Hi all newbie here.

starting to hate weekends because that means nothing is being done to progress the sale.... i'm really struggling to switch my mind off from it.

Can’t believe I’m back in this thread. On with our next purchase, but less complicated than most because we’re fortunate to be able to afford the deposit from savings and can manage both mortgages - so taking the temporary hit so that we can move without the pressure before selling this place.Buying a house that currently has a large garden, but that’s being sold separately to somebody else who will be building a house on it - was initially hugely put off by this, but after seeing the layout, realised it wasn’t an issue to us.Offered and accepted 25th Feb
solicitor instructed 1st March
Mortgage application 18th March
Mortgage valuation matched purchase price 28th March
Mortgage offer 29th March
Building Survey satisfactory 13th April
We’re now temporarily stalled because the buyer of the garden land is waiting for their searches to come back. I believe, once they do, they’re ready to go. And we can’t move forwards until that contract is exchanged with our vendor as our solicitor needs the form (TR1 maybe?) showing the revised titles.So, I’ll just be busy filing my nails with a look of displeasure on my face until then. I’d like to complete by 30th June, but I’ve already accepted, short of chasing things if necessary, there’s nothing I can do. The vendor is also keen to get it done ASAP so fingers crossed. It’s not even the rush to get in the new house, I just want to be able to start firming up moving arrangements and decorators etc.0 -

Just had some positive news; my boyfriend's buyers have taken out house insurance on the house from 7th May - they won't be in by then, but the fact they've been told to do that is encouraging. Although we only know because the letter arrived here and the buyer's name is very close to my boyfriend's name and he opened it by mistake, ooops!
Great news! It was only a few weeks ago when you thought it was all going to fall apart for you, so good to hear you're all back on track
