    So close now. Its always the last couple of weeks which are the worst. We should be able to exchange next week, provided there is nothing anyone has forgotten. Anxiety is through the roof this weekend as we wait...

    I'm off to my new house to measure windows and things today. Also going to drop into conversation with the vendor that it would be great to move at the end of May (half term) and see what he says - I have been told he is a teacher so this should be good for him too!
    The local search on his new property isn't due back until 24th May but it may just be possible to move 30th May/1st June if everything else is sorted!
    Fingers crossed I can plant the seed and he runs with it!

    We also need to exchange this week. BUT. Heard from agent on Saturday. Good news is that vendors will go into rented (probably 😐) All sounds a bit complicated and they want longer to complete. We'd accepted they need a month between exchange & completion, but they want us to extend our mortgage offer. Not sure they've remembered SD deadline either 🙄. Also no idea whether buyers will agree to exchange. Still not convinced they actually want the house. Agent will earn his money this week if he stops the endless Qs. We go into the big unknown...

    Went to measure up the place I’m buying  on Saturday. 
    The seller was home packing up his stuff  ( he forgot that we going ) , so had a good chat with him. 
    His moving back to his mum’s house so no chain that end. 
    The house looks to be in a good condition , only needs a lick of paint and 2 rooms has no carpet. 
    Home buyers report booked in for the 18th May. 

    He asked me if I want his plants , and there’s a massive wardrobe from the early1900s. 

    He also said as soon as we exchanged I can message him and go over and clean if I want to ( is that normal ? ). 

    I want to have 3-4 weeks between exchange and completion and my first time buyers wants to same too, they renting at the moment. 

    Also is that normal that I only had 2 buyers enquiries from my buyers ? And nothing else so far? 

    Ive made a few enquiries to my seller about a few things and he answered within a few days. 
    But had to send enquiries about the searches to the council. They made 2 mistakes on them. But haven’t heard anything, in 2 weeks now :(

    A little update from me. I called our solicitor Friday who said they hadn’t started searches yet (despite us giving the go ahead a week or so ago). They advised they’d start them straight away and will expedite them so hoping they’ll be back in 2/3 weeks (Cardiff). 

    They also advised they’ve received the draft contract from the vendors Solictors as well as the LEP1 (leasehold property), report on title, copy register and that our solicitor will go through these this week and we should receive documentation in the post. 

    Anyone know what documentation this will be? We’ve already signed the solicitors paperwork.

    I’m going to call them again tomorrow just to confirm they have definitely started the searches, to confirm that the solicitor will be going through the draft contract and other paperwork etc this week and to ask if I can pick up the documentation as we’re only around the corner (we picked up the previous paperwork to save time too).

    As a FTB I’m still not 100% sure as to how this all works. The property is empty (it was the sellers parents who sadly passed), we have no chain so hoping we can set a completion date for first week of June. Does that sound reasonable time to get everything in order? 

    I don’t think the searches will bring anything up (not near any water courses, flood risk, mines etc). It’s a maisonette in a block of four.

    Well, we've only raised one enquiry on the property we're buying. That was addition to around 10 questions our solicitor had to ask (and we checked to make sure she had to ask all of them). It's possible your solicitor is only showing you Qs they can't answer. It could be that you're lucky with your buyer.

    Hi all, reading the latest updates on here has left me with some questions. Since we've only just got our mortgage offer after 2 months I haven't really been in touch with the solicitors and they have raised queries with the seller according to my online tracking portal. Should I know what these are? Also it says all searches are recieved but my first email from them last week said one search is outstanding... should I query why I'm being told two different things or is that just normal?

    Documents should be details of property you're buying, plus fixtures & fittings (what stays, what goes). As for how long...there is no guessing this. It depends on results of search, efficiency of solicitors, agents, etc. Has your vacant property been through probate? Hopefully yes to that question, as probate can really delay things. Good luck with it all.
