    So my GF's Estate Agent tried to speak to the buyer's mortgage broker today, and but there was no-one there today who spoke English so they will call back.  Her buyer is Chinese, but today we found out that the solicitor is Chinese and so is the broker.  No problem with that - the buyer is obviously more comfortable doing it this way which is fair enough - but it certainly explains why there have been so many issues communication wise.

    Seems earlier for to send your deposit, you would normally only send deposit monies when you have signed the contract? Have you had all enquires pre and post searches done yet? Your solicitors will do all of that and then “report to you”’along with land registry and contract etc... Talk to the agent you are buying form if your solicitor is not much help!

    Seriously never moving again!  Completion next week, so we’ll see what that will bring in stupidity!

     I’ll list the last minute stupid questions next week after completion, just in case any of the parties are in this forum, as they will recognise themselves otherwise 🤣

    Ahhh is all I can say. 
    My solicitor told me again yesterday that they were just waiting on these last two queries and the other solicitor still hasn’t responded. Once they have these we can move to exchange. 

    I asked the EA to chase this up yesterday due to this going on for so long. He called me back to tell me that the sellers solicitor has sorted those enquiries but have just received a fresh set of enquiries from my solicitor off the back of my searches. 
    Apparently sellers solicitor will look at these next week and raise what they need to with seller. Expected date for seller to receive information about any enquiries to answer is wc 17th May. 

    I’m now just confused as two solicitors are saying two very different things so I don’t know who is lying. 

    I absolutely despair. Looks like I’m probably just going to have to sit and wait now for a fortnight. I really thought we’d be in at some point in May. Looking more like June now.

    On my GF's sale - after 6 weeks no mortgage offer, no raising of questions, no communication with our solicitor even though he sent the draft contract and property packs over a month ago.  We have now found out the search requests have been submitted but that's it.  It means we will have the request an extension on the exchange deadline for our new build.  We could re-list, but we would lose our purchase, so will just have to run with it.  On my sale and the purchase we are nearly there, which makes this doubly frustrating.

    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion
