    We’re fortunate enough that we could afford to fund our deposit without needing the equity in our current property so we aren’t selling simultaneously. The new house is vacant so there’s no chain involved. There’s no real reason not to do both on the same day.

    Were we in the position of needing to move on completion day, there’s no way I’d be risking it given how awful the vendor’s solicitor has been.
  • Natbag, we're still (theoretically) on for a Friday completion and my solicitor said we can exchange any day up to and including Friday, so there's still hope!

    Still no update on this landscaping issue - think I'm going to call the solicitors in the morning and ask them to exchange tomorrow anyway as I need to give notice on the current place and would like to start organising myself! I hate this horrible limbo. Just reread the contract for the current rented house and I can't give notice via email so the boyfriend is going to have to hand them a physical letter. Wish they would get with the times! :rotfl:

    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    15weeks exactly since our offer was accepted, quite a bit longer than we anticipated at the beginning but we are finally there! We are ftb living with parents so were taking our time moving in and getting some paint on the walls and carpets down first.

  • Congrats rackattack! Decorating must be a bit more fun if you don't have to live around it just yet.
    Asked my solicitor for an update monday, yesterday morning she emailed to say she had received replies to all her enquiries and the lease has been ammended. She said she "review and report" to us "shortly", but nothing yet.
    So we could be days away from exchange, or still weeks, I have no idea!!

    Our seller has just decided that she doesn't want to sell after all. Why she let us get so far in the process and spend so much money I will never understand.

    Back to the drawing board! Not sure our buyer will wait for us now as there is nothing coming on the market where we are. Absolutely gutted!
  • I was told on Friday 20th October that the sellers solicitor would be drawing up a contract, exciting stuff! thinking it wouldn't be too long. Informed yesterday afternoon that there may be a delay as the probate may not have come through yet.....
