    Nope! Pretty much hit the nail on the head there! What should take five minutes and a quick phone call takes weeks by snail mail or an email that never gets sent/read.

    Upsy, same. Waiting for our sol to get in touch. Had enough of it all now. Living out of boxes, not knowing whether we are coming or going, and to top it all of my in-laws are visiting this weekend :(

    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.

  • Natbag - have you got to wait for the next school holidays if you can't complete this week?

    I've got good news at last. Buyer's solicitor has finally got in touch with our solicitor to confirm completion date of 6th November woohoo :j

    Just got to wait for mortgage redemption figure now and then we can exchange. I really hope the figure that comes back from our lender is correct and that it doesn't take too long! Solicitor thinks a day or 2, so we will see.

    Just had a call from the solicitor, exchange and complete on friday. Bit quicker than we wanted but reading your posts I'm certainly not going to moan!

    Our buyers had their survey done this morning. We're in Week 11.


    Not helped by us being in Portugal for a week last week (oops - but in our defence, we did actually book it last year thinking we'd have been in for months by now and told everyone at the beginning of the process and reminded them numerous times!).
    Hopefully all will be fine - the surveyors (there were 2) said no probs, historic woodworm under stairs, some non-structural wood probs on the outside of the house, and everything else seemed okay. No damp, no roof probs - actually said it was a nice tidy house and wished all houses he looked at were as good. If they try and drop the price, I shall drop them (on their heads!).


    All being well, I reckon we'll be exchanging next week, and I have a sneaky feeling we'll complete on Thurs 9 Nov. Of course, I could be weeks out lol - one survey I had took 3 weeks to be sent to me! I'm signing the contract Fri morning.

    So glad things are moving along Jaglad and Upsy!
    We have our solicitor's appointment booked for tomorrow morning - not today but he didn't bother to draw up the paperwork while waiting for the final bits, surprise surprise. We'll find out then whether we can complete by Friday or not, which I'm still pushing for, or when.
    Upsy - if we can't complete by Friday, then Dec 19th is the next time my husband could get time off work, so I either move on my own, which would be difficult considering the sheer amount of stuff we have, or we wait 2 months. :(

  • Natbag - I'm a single parent (hate that term!) of two kids under 7 and I'm packing and moving on my own - you can do it! If it gets you in now just go for it, you'll regret it if you don't. Gives you plenty of time before Christmas to unpack and get settled in.


    Just heard from my broker that my solicitor has a copy of my mortgage offer but they are yet to check it. 3 of the 4 searches have come back fine so just waiting for the last one. I'm hoping that as long as the draft contracts are ok, once this is received we can talk about exchange and completion? Need to obtain a redemption statement from current mortgage provider (and seriously hoping my maths has been ok as there is a lot riding on the figures I have worked out! :o)


    Really impressed with my broker. Solicitor seems to be good so far too. Hope it stays that way!

    It would be something of a surprise if following all of the search results being received your solicitor did not need to raise a load of enquiries with the sellers solicitor. Sounds to me like things are going well, but there could be a few matters to deal with before you're ready to talk about exchanging.

    The process for house buying/selling in this country is not perfect, and it could be quicker, but a lot of the stress could be alleviated if everyone had realistic expectations as to how long things were likely to take. If an offer was accepted less than 5 weeks ago, it may still be another 3-4 weeks before you exchange.

    Are you doing the flitting yourselves?

    If you are using a removals firm they will do the majority of the work, you only need to tell them to where to place the furniture and if you have your boxes marked with room names then things are simple.

    Should be exchanging and completing tomorrow but not heard a peep. Was going to chase mid afternoon but I got stuck in an urgent meeting. Level of confidence that it’s going to happen is somewhere around zero.

    Fiesto - exchanging and completing in the same day is quite unusual. Gives me hope though if you do, good luck!
    kelpie35 - we are hiring a huge van and moving ourselves as we are only moving half a mile. We've been here 9 years, done the house up and barely broke even on it (especially after the hit we had to take thanks to Countrywide) so the finances won't stretch to a removal company. We are as packed and organised as we can be, and hopefully we'll be able to get some family and friends to volunteer on the day too. If we could get a definite date!
