    hazyjo - we have to complete by Friday due to work commitments, and due to all the errors/delays it looks like exchange won't be happening as early as we had hoped, and so might even happen together. I'm not too fussed about when we exchange, as long as we can complete on Friday!
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!

    Natbag I would be cautious about exchange and completion on the same day if you are in a chain. It can take several days to transfer the cash and if one person fails to do tbat on time it can cause big problems. At the very least get the solicitors to ensure all deposits have been received the day before. Not uncommon for people to find out their deposit is in an account that doesn't have s CHAPS facility. Fortunately I found this out in time....

    Thanks Scotbot, our solicitor is pretty thorough and our buyer and seller are using the same solicitor so it should be all straight forward. Only the three of us in the chain and the property we are buying is empty already. Fingers crossed all goes ok!

    No news about our mortgage :eek: can only hope that no news is good news, and that we hear tomorrow, otherwise I'll be joining you in the crying... :o

    I think they were ready to cry today too, having both stayed until 8pm last night and then the mortgage paperwork being wrong today! But yeah, she has her work cut out, definitely! :eek:

    Cheery Daff, ha ha, yep! Don't know what we will do if we don't complete Friday as everything will be boxed, probably already loaded in the van. Someone will have to feed and clothe us for the entire weekend! :rotfl:

    Back from an exhausting three days in Disney Paris and it's taken me ages to catch up with this thread!
    Good to see some progress being made for some of us.
    Natbag hoping everything goes well for you on Friday, but serioulsly rather you than me!! I couldn't take the stress :eek:
    Cheery Hope you get your mortgage news tomorrow!

    We got an email from the solicitor yesterday to say she is still waiting on confirmation that the indemnity policy covers everything it needs to and that the building control certificate from when the house was built is still outstanding. So exactly the same position as last time I heard from her. However, she also went on to say that the sellers have said we MUST complete on 17th November at the latest (or else what I'm not sure :p). I replied to say, do they realise it's the lack of documents from their side stopping us from exchanging at all? Don't know whether to laugh or cry at the ridiculousness of it all :mad: :rotfl:
    Further update today to say that sellers solicitor have said we should have all outstanding queries resolved 'next week' and just waiting on our buyer to also agree to the 17th. I'll just continue to wait...

    7 days in, solicitors instructed, mortgage agreed and now we are submitting fixtures & fittings.

    Aim to exchange & complete by 18.12.
