    Hi @Land_Registry. We completed purchase of our new house on 1st September last year but the registry hasn't updated yet. I've asked our solicitors and they just say there's a backlog at the registry, but the registry website suggests most transactions are registered within 3 months. I also submitted an online enquiry to the registry weeks ago but no reply. Any ideas what's happening? Title number is AA24166

    Lodged 23rd Feb and waiting to be processed still. Last enquiry we had re progress was in 16th May and an auto-response was issued explaining backlog/delays. 
    Once processing starts we’ll notify the conveyancer as appropriate

    Thanks so much for the info. The 16th May enquiry was my second attempt.... I sent the first on 1st March and only ever had an auto response to that one. I assumed there should be a follow up email after the auto reply,  but perhaps the auto response is all one can expect, given that the service seems to be woefully underresourced. So I'll keep my fingers crossed and hope it gets sorted soon. 

    As an aside, should the conveyancer not have submitted the application much sooner? Did not having an application lodged expose us to any increased risk of fraud during that time?

    Auto responses to progress enquiries are standard as there’s nothing specific to share other than we do have lengthy wait times etc but if there’s an urgency then you can request expedition. 
    Hard for individuals to always appreciate that fact at times but it’s the reality for vast majority re their applications, namely if we’ve got it then you are protected. Just a case of us then processing it and how long it waits (not takes) matters not a jot to an owner usually 
    Its similar for conveyancers who may not submit it for a while after completion. They can protect you as a buyer/lender through official searches so again wait times can be several weeks but as long as you’re protected it again matters not a jot. 
    The risk of property fraud is a real one and could be cited re every transaction as a risk. But the reality is that provided all the checks and balances have been applied, identities protected and proven and of course searches/application made correctly then the fraud risk is minimal 
    If you think you’ve been exposed to a greater risk of fraud then best to ask your conveyancer to confirm their timeline from official search with priority to submission. Provided the search was in play at time of completion and application then submitted within its priority period then you were protected

    Thanks so much, that's reassuring to know. Just as feedback, perhaps land registry could make it clearer that the auto emails are the only response that will be provided. I wrongly assumed it was a holding response until someone was able to look into my query and provide an individual reply.

    Hi @Land_Registry, I applied by post for a Title Plan (ESX121629) which wasn’t available to buy from your website. My cheque payment was cashed on 2nd May. Please could you give me an idea of when the Title Plan might be posted to me? Thank you.

    As it was a large title plan it will have taken time to prepare for issue. According to our records it would have been posted around 20th/21st May. If it hasn’t arrived yet then please use our contact form to get in touch
